<br />transfer of rights shall equally sever the amount of intensity and density <br />from the sender site, as descn"bed under Section 4(a)(b). <br /> <br />515.4 Location of Receiver and Sender Sites. Except as provided in Section <br />10 herein below, parcels of land within the town center, mixed use-high <br />density/resort, neighborhood business and community business land use <br />categories, hereinafter sometimes referred to collectively as "Receiver <br />Districts". Any site located within the City's corporate limits may be a <br />sender site. <br /> <br />a. Thirty (30010) Percent Restriction (Intensity & Density). The <br />maximum amount of undeveloped floor area that may be <br />transferred from a sender site to a site within a Receiver site shall <br />be the base floor area ratio plus bonuses or density in the sender <br />site at the time of the adoption of the Land Development <br />Regulations. Provided however, that in no case shall the intensity <br />or density on the receiver site exceed a thirty percent (30%) <br />increase in the maximum permitted including bonuses, by the land <br />use category limitations as set forth in Comprehensive Plan and <br />the Land Development Regulations. In no case, shall the resulting <br />density bonus increases in any given receiver site, exceed the <br />number of dwelling units attainable on the sender site under these <br />provisions, so as to assure no net increase in the city-wide <br />residential dwelling units, as limited under Comprehensive Plan <br />capacity, occurs. <br /> <br />b. The maximum amount of density to be applied to a receiver site <br />shall be calculated in accordance with the following provisions and <br />limitations: For each 1,000 square feet of floor area ratio <br />purchased or transferred an increase of one (1) unit of density shall <br />be permitted on the Receiver Site. The total increase in density <br />shall not exceed 30% of that permitted on the receiver site by the <br />underlying zoning including bonuses. In no case, shall the <br />resulting density bonus increases in any given receiver site, exceed <br />the number of dwelling units attainable on the sender site under <br />these provisions, so as to assure no net increase in the city-wide <br />residential dwelling units, as limited under Comprehensive Plan <br />capacity, occurs. <br /> <br />c. Additional density acquired through the transfer of development <br />right shall meet all the parking requirements under the Land <br />Development Regulations. <br /> <br />d.
