ZONING DISTRICTS AND BOUNDARIES <br /> <br />701.1 Purpose <br /> <br />In order to effectively protect and promote the general welfare and to accomplish the <br />purposes of the City's Comprehensive Plan, the City is divided into districts of such <br />number, shape and area, and of such common unity of purpose, adaptability and use <br />that are deemed most suitable for the health, safety and welfare of the community. <br /> <br />701.2 Zoning Districts <br /> <br />For the purpose of regulating the use of land, water, building, form, population <br />density, the intensity of use and provision of open space, the incorporated territory of <br />the City of Sunny Isles Beach shall be divided into the classes of zoning districts as <br />presented in this chapter, Section 703, which may be referenced as the 'Schedule of <br />District Regulations. <br /> <br />The zoning districts contained herein generally correspond by name and purpose to <br />the categories of the adopted Future Land Use Plan of the City's Comprehensive <br />Plan, however, some districts may be applied to more than one future Land Use Map <br />category. <br /> <br />701.3 Districts Listed <br /> <br />Zoning districts, or classifications, as shown on the official schedule of district <br />regulations and as delineated on the official zoning map are as follows, with titles <br />and abbreviations for symbol purposes as indicated: <br /> <br />Symbol <br /> <br />Title <br /> <br />CNS <br />CF <br />ROS <br />R-l <br />R-TH <br />RMF -1 <br />RMF-2 <br />B-1 <br />MU-R <br />TCO <br /> <br />Conservation <br /> <br />Community Facilities <br />Recreation and Open Space <br />Single Family Residential <br />Moderate Density Townhouse Residential <br />Medium Density Multifamily Residential <br />Medium - High Density Multifamily Residential <br />Neighborhood Business <br />Mixed Use - Resort <br />Town Center Overlay <br /> <br />City of Sunny Isles Beach-Land Development Regulations <br />Adopted December 10,2002 <br /> <br />ZONING DISTRICTS 700 - 1 <br />
