F. Site development standards. <br /> <br />(1) Floor area ratio. <br /> <br />(a) Base floor area ratio: the base floor area ratio (F.A.R.) for all uses shall be 2.5 <br />for all property within the boundaries of Town Center. Properties along the <br />Sunny isles Beach Boulevard south edges shall have a base floor area ration <br />as provided for in Summary Chart E. At least 70% of ground floor uses for <br />multifamily structures shall be restricted to commercial services and retail <br />goods, including spas and health clubs, beauty salons, clothing, florists, gift <br />shops, banking services, pharmacies, newsstands, and restaurants. Such <br />ground floor retail uses shall not be counted towards the base floor area ratio. <br />The floor area ratio shall be increased by 0.50 for developments that provide <br />100% of the required on-site parking in enclosed structures that fully screen <br />vehicles from exterior views in an approved architectural design which <br />incorporates the garage into the fayade of the principal use. <br /> <br />*** <br /> <br />(6) Minimum setbacks. <br /> <br />(a) The minimum setbacks shall be based on street type as follows: <br /> <br />[1] Sunny Isles Beach Boulevard south Edge: <br /> <br />[a] Front: 15 feet. <br /> <br />[b] Side/rear: zero feet. <br /> <br />*** <br /> <br />(b) Refer to Summary Charts A and C for specific requirements, as revised. <br /> <br />*** <br /> <br />(7) Minimum lot size: 10,000 square feet. <br /> <br />(8) Minimum lot width: 100 feet. Refer to Summary Chart E for specific <br />requirements. <br /> <br />(9) Maximum height: <br /> <br />(a) The maximum height shall be based on street type as follows: <br /> <br />[1] Sunny Isles Beach Boulevard South Edge: 190 feet.
