The Resort is vested for concurrency purposes pursuant to the Resolution. <br />As discussed above, the facilities will not be altered or expanded. <br /> <br />Minimizes traffic congestion. Adequate measures exist on the Property to provide <br />ingress and egress that minimizes traffic congestion in the public streets. The proposed beach <br />club use does not alter the Resort's ingress and egress configuration and hence traffic congestion <br />is minimized. The private beach club guests will arrive at the Property by utilizing the existing <br />ingress, and the valet will park their cars either on-site or at the above-mentioned off-site parking <br />area, The guests will then depart utilizing the existing egress, <br /> <br />Development of surrounding properties not adversely affected, The proposed private <br />beach club use will not impede the development of surrounding properties for uses permitted in <br />the applicable zoning district. <br /> <br />No adverse effects caused by new construction/design, As discussed above, the proposed <br />private beach club use does not alter the Resort's design as approved in the site plan pursuant to <br />the Resolution, Hence, there are no adverse visual impacts of the proposed use on the adjacent <br />property through the use of building orientation, setbacks, buffers, landscaping or other design <br />criteria. <br /> <br />In closing, the proposed private beach club use is compatible with and can only enhance <br />the surrounding area. The Resort has been and will remain a well maintained facility. Further, <br />this use is consistent with the Comprehensive Plan and can easily be accommodated on the <br />Property.
