Le Meridian Hotel <br /> <br />III. History <br /> <br />The current use is an Apartment Hotel, with beach facility. The approval for the Hotel was <br />under Resolution 99-Z-39 passed and adopted on the 9th of December, 1999. <br /> <br />Legal: THE NORTH 116,66 FEET OF THE SOUTH 216,66 FEET OF TRACT "I", <br />MEASURED AT RIGHT ANGLES TO THE SOUTH BOUNDARY LINE OF TRACT "I", <br />OF AMENDED PLAT OF NORTH BISCA YNE BEACH, ACCORDING TO THE PLAT <br />THEREOF, AS RECORDED IN PLAT BOOK 44, AT PAGE 42 OF THE PUBLIC <br />RECORDS OF MIAMI-DADE COUNTY, FLORIDA <br /> <br />IV. Standards of Review for Conditional Use <br /> <br />Pursuant to Section 265-13 (c) of the City Code, all proposed conditional uses are required <br />to meet each of the following: <br /> <br />(1) The proposed use shall be consistent with the Comprehensive Plan. <br /> <br />(2) The establishment, maintenance or operation of the proposed use shall not <br />be detrimental to or endanger the public beach, safety, or general welfare, <br /> <br />(3) The proposed use shall be consistent with the community character of the <br />immediate neighborhood of the proposed use, <br /> <br />(4) Utilities, roadway capacity, drainage, and other necessary public facilities, <br />including police, fire and emergency services, shall exist at the City's <br />adopted levels of service, or will be available concurrent with demand as <br />provided for in the requirements of the LDR's. <br /> <br />(5) Adequate measures exist or shall be taken to provide ingress and egress to <br />the proposed use in a manner that minimizes traffic congestion in the public <br />street <br /> <br />(6) The establishment of the conditional use shall not impede the development <br />of surrounding properties for uses permitted in the zoning district. <br /> <br />(7) The design of the proposed use shall minimize adverse effects, including <br />visual impacts of the property use on adjacent property through the use of <br />building orientation, setbacks, buffers, landscaping and other design criteria, <br /> <br />V.
