Vera, Assistant City Manager/Service

DATE:

10/14/20 I 0

RE:

Adminstrative approval to combine condominium units.

RECOMMEND A TION:

This ordinance is presented for City Commission consideration.

REASONS:

Combining condominium units into a single dwelling has become very popular in many
communities because families are able to expand their living space without relocating.
Additionally, combining adjacent units into a single dwelling generally increases the
value of the unit. In order to approve request to combine units administratively, the City
Code is required to be amended. Under the proposed amendment, the City Manager or
designee can approve request to combine units if the following conditions are satisfied:

(1) An owner must submit a letter indicating that condominium

association has approved the request to combine the units;

(2) Owner must submit floor plans to confirm that the units are physically connected;

(3) Owner must submit proof that the Property Appraisers Office has

approved the request;

(4) The request to combine the units must be consistent with the

Building Code and the Land Development Regulations.

ATTACHMENTS:
.
