No modification or amendment of the Lease shall be <br />effective unless in writing and signed by both parties. This Lease replaces any and all prior <br />agreements between the parties. <br /> <br />GOVERNING LAW: <br />the State of Florida. <br /> <br />This Lease shall be construed in accordance with the laws of <br /> <br />SEVERABILITY: Ifany portion of this Lease shall be held invalid or unenforceable for <br />any reason, the remaining provisions shall continue to be valid and enforceable.
