ATIACH ADDITIONAL SHEETS AS NEEDED. <br /> <br />Project Management and Quality Control <br />SBLM's quality assurance controls ensure that projects remain on track by maintaining schedule and budget requirements. SBLM believes <br />that an effective quality control strategy is based on maintaining the continuity of the project team; transparent communication between <br />the team members, clients, and consultants; the early detection of potential problems; a well-organized approach to all design work; clear, <br />concise construction documents; and a hands-on approach during the construction phase. <br /> <br />SBLM prepares a cost estimate during the pre-design phase in line with the standards established by the client. This estimate is updated <br />after a thorough and complete explanation of the systems and materials is approved by the client during the Design Development phase. The <br />firm's quality assurance controls include: <br />City/design team meetings to agree upon project goals, program schedule, budget, approvals process and protocols. <br /> <br />Documenting decisions and project process in memoranda, schedules, programs and budgets. <br /> <br />Regular team meetings to monitor progress against detailed pre-established schedules and cost estimates. <br /> <br />. Weekly planning sessions to allocate resources in order to meet schedules <br /> <br />Updating lists of action items and schedules and distributing them to all parties. <br /> <br />SBLM maintains rigorous standards of review, coordination, red-marking and conformance. <br /> <br />. The clear designation and monitoring of communication channels, responsibilities and milestones. <br /> <br />The Project Manager works with trades and specialties to manage the project through completion, punch list and close-out. <br /> <br />Sharing of information about problems and solutions common to multiple projects through meetings and regular office-wide seminars. <br /> <br />Soliciting feedback from contractors and suppliers and incorporating this knowledge into current projects <br /> <br />Construction Phase Services <br />SBLM provides construction supervision on nearly all of our projects. In order to monitor the construction activities on site, we establish bi- <br />weekly construction meetings for each project. All memoranda, schedules, programs, events, and budgets are documented by the SBLM <br />team and distributed in a timely manner to the necessary parties. During the construction process, SBLM engages in project reviews as <br />determined by the client. SBLM is available to meet with the client or contractor for on-site discoveries or to consult on issues that may require <br />immediate attention. Our services include the following: <br />On-Site Construction Quality Review and Documentation: SBLM will observe contractors' work in relation to the project drawings, <br />specifications, and legal standards. SBLM will review and evaluate shop drawings and product documents for compliance with relevant <br />building codes and standards established by the City of Miami. <br /> <br />Delivery of Field Reports and Meeting Minutes: SBLM will produce all applicable reports and meeting minutes as the project requires. <br /> <br />Punch Lists and Walkthroughs: SBLM will complete punch lists of inaccurate, damaged, or incorrect construction features. Final walkthrough <br />appointments with the client and contractor are necessary for both liability and close-out functions before final occupancy. <br /> <br />Our rigorous documentation procedures result in a better understanding of the project's development by all involved parties. A running <br />list of open items will be maintained until all items are resolved and/or completed. SBLM is committed to the highest standards of project <br />management and delivery from project kick-off through client occupancy. <br /> <br /> I.
