During the course of the lease, the <br />tenant shall maintain the premises and make any repairs and replacements to the premises, the existing electrical, <br />mechanical, HV AC system, and plumbing that do not exceed $1500.00 for each incident of repair or required <br />replacement of equipm~nt, and any costs over and above $1500 for each repair shall be at the expense of the;; <br />Lessor, unless such incident of repair is caused by the act or negligence of Teannt in which case Tenant shall be <br />entirely lliable for such repair.. <br /> <br />TWELFTH: Lessee hereby waives and renounces any and all homestead and exemption rights it may have <br />now, or hereafter, under or by virtue of the constitution and laws of the State of Florida, or of any other State, <br />or of the United States, as against the payment of said rental or any portion hereof, or any other obligation or <br />damage that may accrue under the terms of this agreement. <br /> <br />THIRTEENTH: This contract shall bind Lessor and its assigns or successors, and the heirs, assigns, <br />administrators, legal representatives, executors or successors as the case may be, of Lessee. <br /> <br />FOURTEENTHl It is understood and agreed between the parties hereto that time is of the essence of this <br />contract and this applie~ to all terms and conditions contained herein. Furthermore, if any provision of this Lease or <br />application thereof to apy person or circumstance shall to any extent be invalid, the remainder of this Lease or the <br />application of such provision to persons or circumstances other than those as to which it is held invalid shall not <br />be affected thereby and each provision of this Lease shall be valid and enforced to the fullest extent permitted by <br />law. <br /> <br />FIFTEENTH: It is understood and agreed between the parties hereto that written notice mailed by U.s. <br />Certified Mail, Return: Receipt or hand delivered to the Leased Premises, hereunder shall constitute sufficient <br />notice to Lessee and ;written notice mailed by u.s. Certified Mail, Return Receipt or hand delivered to the <br />office of Lessor shall constitute sufficient notice to Lessor, to comply with the terms of this contract. <br /> <br />SIXTEENTH: The rights of Lessor under the foregoing shall be cumulative, and failure on the part of <br />Lessor to exercise promptly any rights given hereunder shall not operate to forfeit any of the said rights. <br /> <br />SEVENTEENTH: it is hereby understood and agreed that any signs or advertising to be used, including <br />awnings, in connection with the Premises leased hereunder, shall be first submitted to Lessor for approval before <br />installation of same. <br /> <br />EIGHTEENTH: Rent is due, and must be paid, on or before the 151 day of the month.
