North Miami Beach Public Utilities <br /> <br />Impact Fee <br />Fire Flow Fee <br /> <br />$ 128,863 <br />$ 449,387 <br /> <br />$ 578,250 <br /> <br />Total Amount <br /> <br />3.0 Environmental <br /> <br />Pursuant to the responses to questions published by the City after the Mandatory Pre- <br />bid Conference, we are assuming that all of the subject properties are environmentally <br />"clean" and that no costs should be allocated toward an environmental clean-up at any <br />of the parcels. <br /> <br />We intend to conduct, during a negotiated "due diligence" period, a Phase I <br />environmental audit, taking into account those done to date, for independent verification <br />of the "clean" status of the properties. This audit will be conducted in accordance with <br />the "All Appropriate Inquiry" standards of the ASTM. <br /> <br />In the event all or any of the properties (or portion of properties) are not in such a <br />"clean" condition, the proposer will negotiate with the City to determine the responsible <br />party for the cleanup and/or other options regarding pricing and/or release from <br />obligations for the proposer from its obligations under any negotiated agreement or <br />lease. <br /> <br />11 of 32 <br />
