In addition, the Developer has also included in the team an <br />Aquarium Entertainment expert that will guide the project as it relates to the latest <br />design and display attractions in aquarium projects. <br /> <br />. <br /> <br />The Developer has built numerous large scale projects and is fully experienced in <br />construction methods that are very similar or equal to the types of building that they <br />routinely build. The Project Anticipated Land Use portion of the proposal submittal <br />further explains the full understanding of the site the project and the governing <br />regulations. <br /> <br />12.2 General Approach <br /> <br />As Construction Manager, the firm operates as an extension of the Design Team and <br />staff, participating in the project from day one as a key team member with the architect, <br />engineers and consultants. The firm offers a controlled approach to project delivery that <br />consistently results in cost savings and expedited project schedules. <br /> <br />The key element to a successful Construction Manager is effective planning. Integrated <br />design strategies and early involvement in the preconstruction phase allows the firm to <br />establish project controls at the beginning of design development, addressing all issues <br />that affect the constructability, cost and schedule of a project. Value management is <br />offered throughout the project providing optimum value and quality.
