Jim Marshiano will head up <br />the construction staff as your Project Manager. Jim's experience with City Hall construction <br />includes a new 3 story, 70,000 square foot facility for the City of Port St. Lucie. <br />Moving forward as your Construction Manager, we will strive to develop a synergistic, <br />effective relationship with you and your design partners. The goal during this process will be <br />to help guide the design to an established budget and to minimize surprises. We have a very <br />successful track record with completing the most challenging projects to cost effective and <br />timely completions when a team approach is implemented. In fact, 90% of our assignments <br />utilize the Construction Manager at Risk method. <br />In order to more effectively monitor and control costs, we will use our "Parameter Estimate" <br />format to summarize costs into categories by building function. We will then compare this <br />cost information to other similar assignments we have completed in South Florida. This <br />highly efficient tool will enable the entire team to view the estimated costs on a "Big Picture" <br />basis and help identify cost components that may appear out of line from others. <br />As design continues to progress our estimates will obviously become more detailed. To <br />organize this information we will utilize our "Closure Document ". This document will be <br />updated 3-4 times during the preconstruction process. It will include a number of checks and <br />balances such as scope of work checklists, cost models, variance reports, schedules, and <br />logistics plans. Our preconstruction services will also address issues related to noise, dust, <br />cleanliness, worker professionalism and community relations. <br />Further, our experienced staff will implement the latest construction technology to help <br />expedite communication amongst team members via the web.
