BRIEF DESCRIPTION OF PROJECT AND RELEVANCE TO THIS CONTRACT (Include scope, size, and cost) <br />In this two-phase project, the City of Fort Myers sought to measure <br />potential densities for the areas encompassed in the Downtown <br />Redevelopment Area and determine a strategy for accommodating <br />density requests that exceed the limit identified in the current <br />Comprehensive Plan of 70 units per acre. <br /> <br />Phase One of the project evaluated 3 subareas and identified "quick- <br />fixes" in the Land Development Code that did not require <br />comprehensive plan updates. This included establishing a zoning <br />based Equivalent Dwelling Unit and expanding uses standards. <br /> <br />Phase Two of the project is a multi-faceted approach that includes <br />amendments to the 2010 Downtown Plan, the Comprehensive Plan and <br />the Land Development Code. This innovative project, led by Johnson Engineering, consists of identifying surplus utilities <br />capacity and creating a bonus density program based on the available surplus. Additionally, Johnson Engineering created <br />a funding mechanism for future improvements and identified areas for rezoning to spur redevelopment. <br /> <br />Project Cost: $54,790 (Phase One) <br /> <br />Related Discipline: Planning, Utilities Analysis <br /> <br />25.
