<br />. , <br /> <br />.. MORIARTY <br /> <br />We are aware of the City's desire to quickly construct the Phase I garage and that will be the <br />predominant factor in any decision. Some items that we identified that warrant further <br />discussion include: <br /> <br />Cast-in-Place Garage vs. Precast <br />Even though the current Heritage Park garage design is presently cast in place concrete, <br />evaluating two competing structural approaches for the structure makes perfect sense at this <br />point. JMAF's expertise in both forms of construction and knowledge of engineering design <br />turnaround times will allow the JMA/City of Sunny Isles Beach team to make a timely informed <br />decision on the type of structure which is best suited to meet the City's needs. <br /> <br />Parking Garage Exterior V System Construction <br />Another component of construction that JMA identified is an alternate that will cost less, save <br />time and will provide for a longer service life with less required maintenance of the garage. <br />We would propose and evaluate the construction of the exterior V system currently designed as <br />light gauge metal studs and stucco out of a precast panel system. <br /> <br />Fire Sprinkler System <br />The current design does not have sprinklers and this should be double checked and verified. <br />as we have interpreted Florida Statue 553.895.2 which relates to the requirement of installing <br />sprinklers in a garage, it states; if a garage has storage, retail or office space it is required to be <br />fully sprinklered. Heritage Park has occupied spaces on the ground floor. <br /> <br />10) Statement of Present &..
