PROJECT ApPROACH AND WHY PIRTLE <br /> <br />There are many reasons why Pirtle Construction Company is uniquely qualified to construct <br />the New Heritage Park and Parking Garage for the City of Sunny Isles Beach. First and <br />foremost is our company philosophy "Committed to Excellence From Concept to <br />Completion." This is our teams commitment to you on this project. Quality is your top <br />priority and it starts when you choose your Construction Manager. You need a leader who <br />will work with you and Spillis Candela to provide the most beneficial and viable solutions, <br />clearly communicate your vision and construct the first phase in a timely manner without <br />disruption to the local community. Pirtle Construction is the contractor who can deliver <br />on all of your needs and team with your staff and Spillis Candela to develop a plan that will <br />ensure your complete satisfaction. <br /> <br />Pirtle Construction understands that it is the desire of the City to have the Parking Garage <br />completed and operational as soon as possible, "for several reasons". We understand the <br />importance to the City to keep the Public Works Building operational until the new office <br />and Parking Garage are completed. The City has also purchased an additional one acre of <br />property from the Ocean Reserve and Ocean View Condominums, a large open-space <br />easement right in the curvature of the condos to the west of the park facility that may be <br />included in the park design. We understand that parking is a huge demand for the <br />neighboring establishments and will be an important issue to maintain as long as possible. <br /> <br />Because the parking garage is an urgent requirement we propose that the parking garage <br />and entrance road can be built with a 6-7 month timeframe and made operational. This will <br />allow for the occupancy of the Public Works offices and then demolition of the existing <br />Public Works Building. With the previously mentioned operational desires we would then <br />proceed with completion of the park. We propose that the project can be completed by <br />May 20 f 0, if not sooner. The earliest award of the project is critical. With the current <br />plans and specifications in for permits we do not propose modifying the design but to go <br />forward with it as designed to ensure the schedule be met or improved. <br /> <br />Because of our seamless working relationship with Spillis Candela DMJM and our ability to <br />self perform the concrete we are uniquely qualified to construct this facility. Cast In Place <br />was chosen over Pre-cast in consideration of long maintenance associated with a marine- <br />salt air environment. Having completed numerous LEED projects and our teams experi- <br />ence with green construction, we would be able to deliver your project to meet the USGBC <br />LEED Scoring.This project could receive LEED Certification with little to no additional cost. <br /> <br />Being that this is a tight, urban, congested site, Pirtle has extensive knowledge and experi- <br />ence that will ensure controls and construction operations will be flawless to not impact <br />surrounding properties.
