<br />TURNER CONSTRUCTION COMPANY <br /> <br />SECTION 8: <br /> <br />EVIDENCE OF CAPABILITIES <br /> <br />Turner Construction Company views construction management in two interactive phases, preconstruction and <br />construction. During preconstruction, our focus is on reducing the risks associated with design, budget, and <br />schedule, while creating effective communications between the Project Team and organizing all components <br />of the project for maximum efficiency. Our goal is to develop a plan that best reflects City of Sunny Isles Beach <br />needs, the architect's vision, the financial goals of the project team, and includes the most cost-effective <br />means of construction. <br /> <br />Turner's philosophy on construction management is simple, "No Surprises." Turner's efforts will also focus on <br />collaborating with the Project Team to produce a complete and thorough understanding of the entire project, <br />including sequencing, construction means and methods, and the specific requirements each Project Team <br />member is expected to fulfill at every stage of the construction. During this period, the opportunity for cost <br />efficiencies and project coordination is the greatest. A well-planned and executed preconstruction process is <br />the key to the success of this project. <br /> <br />The process we utilize to deliver a successful project has many moving parts and pieces, and can be lengthy <br />to describe. In response to the RFQ, we provide the following: <br /> <br />. Precast vs. Cast-In-Place Study - We have recently completed this very study for FlU on the Parking <br />Garage 5 project that is currently in the preconstruction phase and we can supply all information <br />obtained from the local market during this study. <br />. We offer extensive relationships with specific subcontractors relative to this project type. <br />. Through our recent garage experience we understand the schedule parameter and will ally the local <br />subcontractor market to deliver within the intended goals of this project. <br /> <br />In summary, our team brings current and relative knowledge of this project type and the leverage from the <br />local subcontractor market which will allow us to quickly analyze and report back to Sunny Isles Beach and <br />the architect within a week of award. <br /> <br />SECTION 9: S I MIL A R PRO J E C T DELI V E RYE X PER I E N C E <br />Beyond our technical responsibilities to the team, we believe in developing a partnership with all team <br />members. This partnership will foster a desire to support each other and instill the "win as a team" attitude. <br />Through the combination of our proposed staff, our strong local presence and market knowledge, our long <br />standing company history and experience with Spill is Candella DMJM, Turner Construction offers the project <br />experience, the tools and stable resources necessary for success. <br /> <br />As illustrated in Section 10, Turner performs 70% of its current work under negotiated GMP deliveries with <br />'repeat clients' such as FOOT, Florida International University, Florida Atlantic University, Miami Dade College, <br />and State of Florida - Department of Management Services. Our statement of experience can be further <br />describe by the following: <br />. Through our national network of offices Turner has built in excess of 270 projects with Spillis Candela <br />DMJM totaling in excess of $1.3 Billion. <br />. Proposed project team is currently delivering the same project type 2 months ahead of schedule. Project <br />team will deliver the Heritage Parking Garage with no 'learning curve'. <br />. Our Purchasing Manager has successfully procured 7 large garage projects in the past 7 years, and will <br />have the leverage of buying 2 garage projects simultaneously, plat forming off the largest garage project <br />in the Southeast. <br />.
