Set Backs: <br />Pedestal to property line: <br />a. Front South: 0'- 0" is provided where 20' - 0" is required. <br />b. Rear North: None required <br />c. East Side: 0' - 0" is provided where 10'- 0" is required. <br />d. West Side: 0' - 0" is provided where 10'- 0" is required. <br />Pedestal to tower: <br />a. Front - South 10'- 0" is provided where 20 ft. is required. <br />b. Rear - North 15'- 0" is provided where 20 ft. is required. <br />c. East- Side 0' - 0" is provided where 20 ft. is required. <br />d. Side- West 0' - 0" is provided where 20 ft. is required. <br /> <br />We request the set back variances because this is a tight site which is"sandwiched" <br />between odd conditions: To our East, we have a Storage building and to the West a <br />Water Retention area. Each of these sides will not be adversely affected by the <br />requested variances. Each of these sides has unique affects to the property based on <br />their uses and results in the requested variances. <br /> <br />2. Lot Coverage: 89% is provided where 80% is required. With the set back variance, the <br />lot coverage will increase. Therefore, we also request a lot coverage variance. <br /> <br />We believe that we meet the variance criteria In section 265-15 of the Land Development <br />Regulations because: <br />I. Special conditions and circumstances exist which are peculiar to the land, <br />structure, or building involved and which are not applicable to the other lands, <br />structures or building in the same zoning district. <br />R= This property is peculiar because this is an undersized lot and is <br />located between a Storage Building, which is a non conforming use, <br />and a retention area.
