Vera, Assistant City Manager I Service Division <br /> <br />DATE: <br /> <br />11/19/2009 <br /> <br />RE: <br /> <br />Zoning Hearing Application for One Netanya Center <br /> <br />RECOMMENDATION: <br /> <br />The attached report is submitted for your consideration. <br /> <br />REASONS: <br /> <br />This is the first project in this Center Sub-District since the enactment of the Town <br />Center category and as such, is the first project to request variances specifically <br />pertaining to the Sunny Isles Center Sub-District requirements. <br /> <br />The applicant is requesting a site plan approval to build a 7 -story building containing 3 <br />floors of parking, 38,181 square feet of office use and 5,542 square feet of ground floor <br />retail use. Additionally the applicant is requesting a variance of lot coverage to allow <br />89% where 80% lot coverage is permitted. A variance of setback to permit the pedestal to <br />setback 0' -0" where 20' -0" is required from the south property line, and 0' -0" where 10'- <br />0" is required from the east and west property line and for the tower to setback 10'-0" to <br />15' -0" from the pedestal where 20' -0" is required. <br /> <br />As part of the development the applicant is agreeing to pay $264,000.00 for 24 parking <br />spaces to the Public Parking Bonus. <br /> <br />ATTACHMENTS: <br />.
