<br />Summary Minutes: Regular City Commission Meeting <br /> <br />May 6, 2004 <br /> <br />City of Sunny Isles Beach, Florida <br /> <br />Eichner said what you could gain in TDRs from the sending site, the size of the sending <br />site does not manner. <br /> <br />Commissioner Iglesias made a proposal to approve the Ordinance but with the sliding <br />scale and include every foot that goes up, remove two feet to a maximum of 200-210 feet. <br />Commissioner Thaler said to change it from 80 to 70. Commissioner Iglesias does not <br />agree, we are borderline and we are looking at 44 units per acre. Commissioner Thaler <br />said there will be 7% more traffic in that area. Vice Mayor Goodman said the traffic is <br />coming from the people who don't leave here, that want to go north and south on Collins <br />A venue. He said on the west side of Collins A venue there are 125 curb cuts and streets <br />going south. <br /> <br />Mayor Edelcup asked for a straw vote on the height, if we go up to 200 feet and narrowing <br />the building by two feet in width for everyone foot high to a maximum of 200 from the <br />190, and there were four that basically agreed on the height (Commissioner Brezin <br />opposed). Mayor Edelcup asked for a poll on density, some want 80 and some want 70: <br />Commissioner Iglesias - 80; Commissioner Thaler - 70; Vice Mayor Goodman - 75; <br />Commissioner Brezin - 70; after discussion, it was the consensus of the Commission to <br />set it at 75. <br /> <br />Commissioner Iglesias proposed a motion that we will go up to a maximum of 200. <br />Commissioner Thaler said that there is one point that has not been discussed which is the <br />retail point. Commissioner Iglesias said okay we will put in retail, and Mayor Edelcup <br />said and five stories for the pedestal. <br /> <br />Ms. Eichner asked for a clarification on the retail. She said originally retail on the first <br />floor was required, but it became encouraged and we offered a bonus, now if it is going to <br />be required, the bonus has to come out. She said it was called a mixed use bonus and that <br />was up to a .5, so that will be deleted. Commissioner Iglesias said to add the .5 to it but <br />we are going to require a retail, no bonus but you will increase the base of .5. Ms. Eichner <br />said that the core of Town Center is a 2.5, the Sunny Isles Boulevard corridor has that <br />sliding scale on FAR so other words you want to add a .5 as a base FAR to everything. <br />Commissioner Thaler asked why we have to add anything to it, and it was stated that we <br />don't. Ms. Eichner said she was just giving a history, originally the required retail on the <br />first floor was in the first draft and there was no bonus for mixed use, it was just a <br />requirement, then we took away the requirement but put it in as a planning incentive with <br />an FAR. She said her recommendation is, if you are going to go back to requiring retail <br />on the first floor, then you should not permit an FAR bonus. Mayor Edelcup and <br />Commissioner Iglesias said it comes out as a bonus and goes in as a base. Ms. Eichner <br />said what you have right now throughout the Ordinance are different basedFARs, so now <br />we are going to require retail on the first floor, and she asked if this will be any where in <br />Town Center or just along Sunny Isles Boulevard? Commissioner Iglesias said just along <br />Sunny Isles Boulevard, and Ms. Eichner asked if that is the case, does the mixed use <br /> <br />9 <br />
