'oUr tentative design' could allow us to lower the height of the <br />parcel closest to Collins A venue to 150', with less of a visual impact on that heavily traffic <br />thoroughfare. The three existing St: Ttopez Towers would, of course, remain at their present <br />height of 200' . The two remaining towers planned for the western-most parcels could then be <br />built at a height of 300' (24 feet lower than Oceania Towers). This would create a "step down" <br />architectural design that is varied and similar to the height difference shown in one of our earlier <br />projects, Pinnacle,whichhas received much citizen and architectural praise. <br /> <br />, The required modifications to the LDRs would be minimal. Maximum height <br />may be increased by 10 feet, provided that the width of the building is decreased <br />.by two feet for everyone foot of additional height up to a maximum height of200 <br />feet. <br /> <br />.. For phased developments with adiacent and contiguous parcels within the Sunny <br />Isles Beach Boulevard South Edge, the unused. development .rights of each phase <br />may be shifted to buildings. in other phases within the development to allow <br />additional height.
