ZONING: ZONING HEARINGS ARE QUASI-JUDICIAL PUBLIC HEARINGS. <br /> <br />6A. Request ofPorsche Design Residences, Owner of the Property Located at 18555 Collins <br />Avenue, for the Following: (Hearing #Z2011-04) <br /> <br />The Applicant is requesting approval of a site plan for a 57-story, I 32-unit condominium <br />building with 500,039 square feet. The Applicant is also requesting Transfer of Development <br />Rights (TDRs) in the amount of 115,391 square feet of floor area. <br /> <br />1. Pursuant to Section 265-18 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting a site plan approval for a 57-story building <br />with 132 condominium units. <br /> <br />2. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting to transfer 115,391 square feet of <br />development rights and 53 units. An adjustment to be made for a decrease of 115,391 <br />square feet and 53 units from the City's Transfer of Development Rights Bank or <br />TDR bank accounts designated for private owners. <br /> <br />Protests 0 Waivers 0 Ex Parte 0 <br /> <br />Action: [City Clerk's Note: Heard after Item 9B.J & 9B.2.] Mayor Ede1cup gave opening <br />remarks on zoning procedures/decorum and noted that a Protest Letter was received from <br />Howard N. Kahn, Esq. representing Joseph Maenza a resident at Acqualina. City Clerk <br />Hines read a disclaimer for the Zoning hearing, and administered the oath to the witnesses for <br />the Zoning hearing. City Planning Consultant Alex David reported recommending approval <br />for this project which complies with the City's Master Plan and Zoning Code. There are 21 <br />conditions listed in the report, and we are adding the following "Condition 22. All sand <br />excavated from the property including west of the Construction Control Line shall be cleaned <br />and remain on the beach for renourishment purposes in a location to be determined by <br />Miami-Dade County Permitting, Environment and Regulatory Affairs ("PERA"), formerly <br />Miami-Dade County Department of Environmental Resources Management ("DERM")." <br /> <br />Public Speakers: Warren Stamm; Michael Larkin; Roland Hyler; Charles Sieger; Steve <br />Trattner <br /> <br />Warren Stamm said he is representing Gilco Realty LC as owner applicant of the property, <br />and on behalf of 18555 Developers LLC as developer of the proposed project to be located at <br />18555 Collins Avenue. He said he was pleased to be here to share their vision of what will <br />become the jewel in the crown of Sunny Isles Beach, and he introduced some of their team <br />members including Michael Larkin of Bercow Radell, Charles Sieger of Sieger Suarez <br />Architects, and Roland Hyler, Chief Design Officer ofPorsche Design in Germany. <br /> <br />Michael Larkin ofBercow Radell described the subject property as just over two acres located <br />where the Golden Nugget is currently situated at 185th Street and Collins A venue. The Zoning <br />classification is Mixed Use Resort, and the Land Use designation is Mixed Use High Density <br />Resort. To the east is the ocean, to the north is the Millennium, to the south is Turnberry Isle <br />Club, and to the west is Publix.
