K&S can draw on the services of its <br />professionals throughout the state if it becomes necessary <br />to accelerate production. As mentioned previously, an <br />Opinion of Construction Costs will be submitted during <br />each phase of the design process and will accompany the <br />final construction documents to monitor any additional <br />value engineering required. If the project is found to <br />exceed City budget, and design alternatives do not provide <br />a solution, then a priority phasing plan will be coordinated <br />with City to meet budgetary requirements. <br /> <br />PROJECT ApPROACH <br /> <br />In section II of the proposal, our details technical approach <br />is provided. Here though we'd like to highlight a number <br />of important attributes that emphasize our strong <br />qualifications and commitment to providing services at the <br />high level we know is required by the City. Based on our <br />past experience with similar projects, the following general <br />approach is presented to demonstrate our understanding <br />of a typical work order requirement that would be carried <br />out in phases. However, due to changing needs within the <br />City, we fully understand that we may be called upon to <br />provide expertise at any given phase of a project. These <br />phases are listed in the typical chronological progression <br />of a project. <br /> <br />· Phase I - Project Initialization <br />· Phase II - Engineering Analyses and Evaluation <br />· Phase III - Detailed Design <br /> <br />· Phase IV - Approvals <br />· Phase V - Services During Construction <br />· Phase VI - Post-Construction Services <br /> <br />Phase I - Project Initialization <br /> <br />Our approach to providing the necessary services for all . <br />projects assigned to the firm by the City will begin with the <br />development of an accurate definition of the work to be <br />performed. This will be accomplished through consultation <br />with the appropriate citizens and City staff so that all <br />parties have a clear understanding of the work, the time <br />frame required for completion, and the budget established <br />for such services. <br /> <br />The effort to define the scope of the task will be <br />commensurate with its complexity. Simple projects, such <br />as requesting a site evaluation, can routinely be initiated by <br />phone calls coupled with fax or email, while very complex <br />projects, such as the construction of a new project, could <br />involve several professionals in attendance at scoping <br />meetings with appointed key personnel. <br /> <br />In many cases, City staff may have already determined the <br />appropriate course of action for the project. In instances <br />where this is not the case, our initial step will be to perform <br />field reconnaissance work to assess the existing conditions <br />and the extent of any problem areas. We will then explore <br />options for resolution and present them to City staff <br />for review, discussion, and evaluation. Once agreement <br />has been reached on the most feasible and economical <br />approach available, design will proceed in accordance with <br />all applicable City and State standards. <br /> <br />· Depending on project complexity, a project initiation <br />meeting will be conducted with the City staff to <br />confirm the project goals and constraints and the <br />management and reporting procedures. Design <br />concepts and other considerations for the project <br />will also be discussed. <br />. Available recent reports and data pertinent to each <br />project will be reviewed.
