These include collecting <br />accurate existing condition information, conducting detailed <br />analysis and calculations for detailed engineering design, <br />and preparing detailed construction drawings and contract <br />documents with detailed quantity and cost estimates for the <br />proposed improvements. In order to minimize revisions to <br />final engineering drawings and bid documents, close liaison <br />with City officials and approval agencies will be maintained <br />so that their input can be provided at all stages of the design <br />process. <br /> <br />The preparation of construction specifications and bid <br />documents is an often under-appreciated effort. This effort <br />provides the legal and technical backbone to the drawings <br />that cause a contractor to adhere to specific quality and <br />quantity provisions. It is also the key to regulating contractor <br />behavior and approach including quality, schedule, and <br />project administration. The specifications are the basis <br />for protecting the City and the public's interest in the <br />construction project. It is a task the K&S Team takes very <br />seriously. This phase ends after City, and approval agency <br />reviews have been conducted, and a definitive cost estimate <br />based on the proposed detailed design has been produced. <br /> <br />Phase IV - Approvals <br /> <br />Most of the requirements br approvals and permits <br />will be discovered and addres~sed in the preliminary and <br />conceptual design levels. They will be incorporated into the <br />design. Upon completion of the design, final approvals for <br />construction will be sought. This phase can also include the <br />following activities: <br /> <br />. Submission of detailed design drawings and bid <br />documents to key agencies for their review and <br />approval. <br />· Attending meetings, as required, to discuss the <br />applications and respond to agency questions and <br />concerns. <br />. Revising detailed design drawings and bid documents <br />to incorporate comments received from key agencies. <br />Initiating and maintaining contact with key agencies <br />during the design phase will minimize required <br />revisions. <br />· Preparing a construction schedule complete with <br />expected construction cash flow requirements. <br />· · Participation in all aspects of the bidding <br />process (advertising, site meetings, bid analysis, <br />recommendations and award).
