Samson Commission Chambers, Sunny Isles <br />Beach Government Center, 18070 Collins Avenue, Sunny Isles Beach, Florida on Thursday, March <br />1, at 6:30 p.m., to consider the following Zoning application: <br /> <br />Application: <br />Location: <br />Public Hearing #: <br /> <br />Chateau Beach <br />17475 Collins Avenuc <br />Z2012-02 <br /> <br />Summary: <br /> <br />The Applicant is requesting approval of a site plan for a 35 story, 84 unit condominium <br />building with 271,456 square feet. The Applicant is also requesting Transfer of Development Rights <br />(TORs) in the amount of 62,644 square fcet of floor arca from private TOR Bank accounts. The <br />Applicant is also seeking a waiver for the required beach access easement, approval of three <br />variances concerning building width, garage and tower side setbacks, and approval of the use of <br />mural and graphics on temporary construction fencing. <br /> <br />Requests: <br /> <br />I. Pursuant to Section 265-18 of the City of Sunny Isles Bcach Land Development <br />Regulations, the Applicant is requesting a site plan approval for a 35 story building with <br />84 condominium units. <br /> <br />I <br />I <br />I <br />I <br /> <br />2. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting to approve the utilization of private TORs in the <br />amount of 62,644 square feet of development rights and 32 dwelling units. The private <br />TORs are from, Abus Sunny Isles, LLC in the amount of 40,000 square feet and 20 <br />dwelling units; Chateau Beach, LLC in the amount of20,000 square feet and 10 dwelling <br />units; and, Jerry's Famous Deli, Inc. in the amount of 2,644 square feet and 2 dwelling <br />units. <br /> <br />3. Pursuant to Section 265-35(0)(8) of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting a waiver of thc requircd beach access easement <br />for property adjacent to parks. <br /> <br />4. Pursuant to Section 265-15 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting a variance of Section 265-35.0(6) to pcrmit a <br />building width of73% of the width of the property (73 feet), where a maximum of60% is <br />allowed. <br /> <br />5.
