Conditions <br />In the event that the request is granted, the following conditions should apply: <br />(1) Upon the submittal of an application for building permit, the plans submitted shall meet with the <br />approval of the Community Development Director and be consistent with the specific site plan <br />approved by the City Commission. Plans shall include all the required elements of the site plan <br />pursuant to the City's Land Development Regulations and recommendations. Should compliance <br />with recommendations result in a change that would not be considered "minor" in accordance with <br />Section 265 -18 of the City Code; the Applicant shall be required to obtain another approval of the <br />City Commission. <br />(2) That the Applicant complies with all conditions and permit requirements of the Miami -Dade County <br />Department of Permitting, Environment and Regulatory Affairs (PERA), the Miami -Dade County <br />Fire Department (MDFD) and North Miami Beach Utilities. <br />(3) That the applicant obtains a Business Tax Receipt from the City upon compliance with all terms and <br />conditions.
