The Applicant has submitted two <br />different options subject to the approval of the City and Department of <br />Environment Protection ("DEP"). Staff has reviewed the site plan <br />submitted by the Applicant. Staff does not have any objection to the <br />proposed sales center provided that the conditions set forth below are <br />satisfied. Please note that the Applicant intends to demolish the existing <br />hotel located at 15795 Collins Avenue. <br /> <br />(1) The project shall be developed substantially in accordance with the <br />plans submitted for administrative approval. Upon the submittal of an <br />application for building permit, the plans submitted shall meet with the <br />approval of the City Manager or his/her designee. Plans shall include all <br />the required elements of the site plan pursuant to the City's Land <br />Development Regulations. Result in a change that would not be considered <br />minor; the Applicant shall be required to obtain approval of the City <br />Commission. <br /> <br />(2) A bond shall be posted by the applicant for the amount $20,000 that <br />would be necessary if the City were placed in the position of having to <br />remove said temporary sales building or trailer. <br /> <br />(3) The proposed Option I sales center shall be subject to DEI' approval. <br /> <br />(4) Removal of the sales center must comply with all City and County <br />requirements. Removal shall occur no later than 30 days after Temporary <br />Certificate of Occupancy for the approved site plan under Resolution No. <br />12-Z-126, unless subject property obtains a site plan approval. However, <br />the Applicant may request administrative approval to use the existing sales <br />center for a project on the site of the sales center if such request is made no <br />later than six months of issuance of Certificate of Occupancy for the project <br />approved under Resolution No. l2-Z-126. <br /> <br />2 <br />
