The hotel is an <br />111,400‐square‐foot complex featuring two eight‐story parking garages, a <br />championship golf course, tennis facilities, yacht slips, swimming pools, shops, <br />restaurants, meeting rooms, and convention center that includes banquet halls. An <br />associated condominium tower is being planned. The Diplomat also includes a 30,000‐ <br />square‐foot, world‐class European‐style spa in Hallandale Beach. <br /> <br />CGA prepared the civil/site design of the hotel and country club area, including a <br />stormwater management system, master and sanitary sewer system, and fire protection <br />calculations. Site and construction surveys were also conducted. In addition to the <br />civil/site design, CGA designed the widening and reconstruction of SR A1A to <br />accommodate the resort’s traffic flow. The existing roadway was widened outside of the <br />existing right‐of‐way, which required a significant amount of drainage and utility <br />coordination. CGA worked with FDOT and constructed a pedestrian bridge that crosses <br />A1A, linking the hotel to a complex of retail stores and dining establishments along the <br />Intracoastal Waterway. <br /> <br />CGA also prepared the planning entitlements (plat, site plan, land use and zoning). <br /> <br />Page 2| 14
