the required artwork. The Applicant shall provide the City with anon-refundable deposit in <br /> the amount of ten percent (10%) of the contribution amount of$365,000. The total amount <br /> of the deposit is $36,500. Failure to pay the required deposit within the three (3) working <br /> days of approval of the site plan application shall result in an automatic voiding of the City <br /> Commission site plan approval. <br /> 17. That the Applicant shall address comments provided by City's Traffic Consultant regarding <br /> Traffic and vehicular issues. The City Manager or his designee shall review and provide <br /> additional comments if necessary. <br /> 18. That. the Applicant shall address comments provided by City's Landscaping Architect <br /> regarding landscaping plans submitted during site plan review process. The City Manager <br /> or his designee shall review and provide additional comments if necessary. <br /> 19. That the Applicant shall address comments provided by City's Civil Engineer regarding <br /> civil plans submitted during site plan review process. The City Manager or his designee <br /> shall review and provide additional comments if necessary. <br /> 20. That if the Applicant provides artwork in compliance with the City Code prior building <br /> permitting, the Applicant is not required to submit the balance of the monetary contribution <br /> 'to meetthe minimum monetary requirement.—Any artwork must be presented and approved <br /> by the City Commission. <br /> 21. If approved, the Applicant must submit a separate building permit prior any installation of <br /> ' murals or graphics on temporary construction fencing to be approved administratively by <br /> the City Manager or designee. <br /> 22. That the Applicant shall provide in perpetuity 35 workforce housing dwelling units within <br /> the remodeled tower in accordance with the City's Workforce Ordinance. The Applicant <br /> shall specifically designate the units and their location of in the plans and in the restrictive <br /> covenant. The Applicant shall be responsible for ensuring that the units are affordable <br /> based on income guidelines established by the City for the units. The units shall not be <br /> rented as market rate pricing by the Applicant or any other institution. <br /> 23. That the Applicant shall revise the garage opening by providing finishes that reduce the <br /> lighting exposure and view from the interior of the garage. The final exterior design of the <br /> garage shall be approved by the City Manager prior issuance of a building permitting. <br /> Conditions to be completed before any Certificate of Occupancy is issued. <br /> 24. That the Applicant shall underground all utility lines in front of the proposed project <br /> condominium complex, and at the time of underground utility lines for the project, the <br /> Applicant shall also install decorative sidewalk pavers consistent with decorative sidewalk <br /> pavers installed by the City on the west side of Collins Avenue. The decorative sidewalks <br /> shall be installed at the baywalk easements. <br /> 25.
