(hereinafter, the <br /> "Applicant"), the owner of a 21,905 sq. ft. parcel with an address of 488 Sunny Isles Beach Blvd. <br /> (the "Property"). The Property consists of 17,093 square feet of dry uplands and 4,812 square <br /> feet of submerged land. <br /> The Applicant proposes to construct a 5-story, multi-use community center building whose <br /> primary use will be a place of worship for the Jewish Orthodox community (the "Proposed Project" <br /> or the "Proposed Building"). The Proposed Building totals 31,175 square feet of gross floor area. <br /> The first story will consist of 22 at grade parking spaces. The first floor above the parking level <br /> (technically the second floor but referred to in the plans and this letter as the first floor) is the main <br /> worship area of the building. Th 'second floor consists of a balcony worship area and classrooms <br /> for the pre-school. The total n tuber of seats in the place of worship is 390 seats. The third floor <br /> consists of a social hall that ill be used for special occasions and after worship gatherings. The <br /> fourth floor consists of offic s for the rabbi and staff and a restaurant which will serve traditional <br /> Orthodox Russian cuisine, repared in a kosher kitchen. <br /> The Proposed Pr 'Oct requires site plan approval and a variance from the off-street parking <br /> requirements.
