Furtherm re, the City is currently <br /> constructing a 314-space public parking garage that is located apps ximately 1,200 feet to the <br /> east of the Property. Therefore, in the near future there will be approximately 400 public parking <br /> spaces within a 5-minute walk of the Property. This large inv- tory of nearby public parking <br /> spaces will serve as overflow parking for special events at t - Property and will ensure that <br /> overflow parking does not detrimentally impact neighboring pro'•erties. <br /> We respectfully request the favorable review of t : Proposed Project and request the City <br /> Commission's approval of the site plan, variance . d off-site parking arrangement for the <br /> Proposed Project.
