® Commercial Lease Agreement <br /> This Commercial Lease Agreement (Lease) is entered into on this 15th day of December, <br /> 2016, by and between Santi Brothers Construction, Inc. (Landlord) and Alpine Towing <br /> (Lessee). <br /> Landlord is the owner of land and improvements whose address is: 2000 N.E. 154`h Street, <br /> North Miami Beach, FL 331612. Landlord makes available for lease a portion of the Building <br /> designated as two Bays, 2006 NE 154th Street, North Miami Beach, FL 33162 (Leased <br /> Premises), to Alpine Towing, Inc. (Tenant) whose address is: 3500 NW 67`h Street, Miami, FL <br /> 33147. <br /> Landlord desires to lease the Leased Premises to Lessee, and Lessee desires to lease the Leased <br /> Premises from Landlord for the term, at the rental and upon the provisions set forth herein. <br /> THEREFORE, in consideration of the mutual promises contained herein, and for other <br /> good and valuable consideration, it is agreed: <br /> Term. <br /> The term of the three (3) year Lease with a 5% annual increase shall begin on the 1 s day of <br /> May, 2017, and end on the 30th day of April, 2020. Lessee has two (2) one (1) year options for <br /> renewal at a 5% increase. Landlord shall use its best efforts to put Lessee in possession of the <br /> Leased Premises on the beginning of the Lease term. If Landlord is unable to timely provide <br /> the Leased Premises, rent shall abate for the period of delay. Lessee shall make no other claim <br /> against Landlord for any such delay. <br /> Rent. <br /> Lessee shall pay to Landlord during the first year of the term rent of 15,504.24 Dollars ($), <br /> payable in installments of 1207.50 Dollars ($) per month, plus applicable sales tax of 84.52 <br /> Dollars ($) for a total of 1292.02 Dollars ($). Lessee shall pay to Landlord during second year <br /> term, Dollars 16,279.45 ($) per year, payable in installments of 1267.86 Dollars ($) per month <br /> plus 88.76 applicable sales tax for a total of 1,356.62 Dollars ($). Lessee shall pay to Landlord <br /> during third year term, Dollars 17,093.42 ($) per year, payable in installments of 1331.25 <br /> Dollars ($) per month plus 93.20 applicable sales tax for a total of 1,424.45.
