PLANNING REVIEW: <br /> 1. Comprehensive Plan <br /> The proposed development is generally consistent with the following policies of the City <br /> of Sunny Isles Beach Comprehensive Plan. <br /> Future Land Use Element <br /> Policy 1A. The City of Sunny Isles Beach shall give priority to in-fill development on <br /> vacant sites, and redevelopment of existing, obsolete commercial and beachfront <br /> development. <br /> This development proposal seeks to develop a vacant beachfront parcel. <br /> Policy 10B. ...maintaining view corridors and promoting compatible relationships with <br /> adjacent properties and the beachfront... <br /> This policy provides the language to protect the greatest natural resource the City <br /> has, the beach, and visual access to it. Developments occurring on the east side <br /> of Collins Avenue should offer ocean view opportunities to properties west of <br /> Collins Avenue by providing adequate spacing between developments. The City's <br /> zoning code requires appropriate side setbacks to accommodate these valued <br /> view corridors. <br /> Adequate spacing between developments serves to promote better relationships <br /> between adjacent properties. Spacing helps to mitigate the impact of any one <br /> development on its neighboring properties. The City's zoning code recognizes the <br /> impact that larger buildings on larger properties would have on adjacent properties <br /> and accordingly requires a greater side setback for these larger buildings. <br /> Adequate spacing between developments also reduces the impact that a wall of <br /> closely spaced buildings would otherwise have on the beachfront. <br /> The spacing provided in the development proposal fully supports the intent of <br /> policy 10B. <br /> Policy 10B ...to provide expanded public pedestrian circulation space... <br /> Collins Avenue is the Main Street of the City. It also connects the beach with the <br /> rest of the community, generating most of the pedestrian activity.
