In 2007, the <br /> City Commission adopted Resolution 07-Z-112 approving a site plan for the "Oceanika" <br /> development consisting of 20 townhome units on the Property. This site plan was never <br /> developed and the current owner of the Property has a new vision for the Property. <br /> The Applicant respectfully seeks approval' to redevelop the Property from its current <br /> vacant use with 15 new luxurious detached single family homes. The Property consists of <br /> approximately 1.54 acres and is located west of Collins Avenue along Atlantic Boulevard within <br /> The City Attorney's Office has opined that this project would require site plan review even though Section 265- <br /> 18(C)(2) of the City Code of Ordinances provides an exemption from such review. As such, we are voluntarily <br /> requesting site plan review,with reservations. <br />
