Request of the Sunny Isles Beach Jewish Community Center ("Applicant") for the property located at 488 Sunny Isles Boulevard,Site Plan Modification for the following: (Hearing#PZ2018-04): Summary: The Applicant has submitted an application for a site plan modification to develop a Jewish Community Center and a school at the property located at 488 Sunny Isles Boulevard, Sunny Isles Beach, Florida. The Applicant is requesting in the site plan modification application the elimination of the 28-story condominium and certain modifications to the Jewish Community Center. The Community Center is a five story multi-use building consisting of a main worship area, a Montessori pre-school for 208 students,a social hall,and a private restaurant.The Applicant is requesting a non-exclusive easement to place a permanent staircase onto an area within an adjacent park owned by the City of Sunny Isles Beach. In addition,the Applicant is requesting a fire access door to the adjacent park owned by the City of Sunny Isles Beach. Requests: 1. Pursuant to Section 265-18 of the City of Sunny Isles Beach Land Development Regulations, the Applicant is requesting site plan approval for a multi-use Jewish Community Center which contains a total of 45,538 square feet of Floor Area Ratio (FAR),and approval of a Montessori school with a maximum capacity of 208 pre-school students. 2. Pursuant to Section 265-15 of the City of Sunny Isles Beach Land Development Regulations,the Applicant is requesting a parking variance from the minimum parking requirements and a shared parking agreement pursuant to Section 265-46 of the City of Sunny Isles Beach Land Development Regulations. 3. Pursuant to Section 265-15 of the City of Sunny Isles Beach Land Development Regulations,the Applicant is requesting a front setback variance of eight(8)feet where fifteen (15) feet is required. 4. The Applicant is requesting a non-exclusive easement to use an area within Bella Vista Bay Park for the placement of a permanent staircase and a permanent fire access door. City Clerk Betancur read a disclaimer for the Zoning hearing, and administered the oath to witnesses. City Attorney Ottinot asked if there were any Ex Parte disclosures to which all members of the Commission stated they met with the developer. Planning and Zoning Director Claudia Hasbun reported that the applicant is seeking a site plan modification of an already approved site plan for the property located at 488 Sunny Isles Boulevard.
