A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF
SUNNY ISLES BEACH, FLORIDA, REQUESTING THE
DEMOLITION OF AN UNFINISHED STRUCTURE LOCATED AT
15701 COLLINS AVENUE SUBJECT TO THE CONDITIONS SET
FORTH IN THIS RESOLUTION; PROVIDING THE CITY
MANAGER AND THE CITY ATTORNEY TO DO ALL THINGS
NECESSARY TO EFFECTUATE THIS RESOLUTION;
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, the unfinished structure commonly called Mansiana/Solis located at 15701
Collins Avenue has been an eyesore in the City for many years; and
WHEREAS, the properly located at 15701 Collins Avenue has been purchased by a new
owner who is seeking to develop the property: and
WHEREAS, the City Commission wishes to provide incentives to the new owner to
demolish the unfinished structure.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF SUNNY ISLES BEACH, FLORIDA, AS FOLLOWS:
Section 1. Incentives for Demolition. The City Commission hereby authorizes the City
Manager or designee to provide a credit for payment of Transfer of Development Rights or bonus
payments up to the sum of $250,000.00 or a donation of up to 4000 sq. ft. of TDRs to the owner
or developer of the property located at 15701 Collins Avenue subject to the conditions below.
Such credit shall be provided if the site plan is approved for the property located at 15701 Collins
Avenue.
Section 2. Conditions for Awarding of Credit. The owner or developer of the property
located at 15701 Collins Avenue shall comply with the following conditions:
(1) Obtain all necessary permits for demolition no later than May 1, 2014;
(2) Owner or developer shall commence demolition of the unfinished structure no later
than June 1, 2014;
(3) If the owner or developer Fails to comply with the conditions herein, the credit shall be
null and void. No credit shall be provided if the site plan is not approved for the
property located at 15701 Collins Avenue;
(4) The credit above shall be provided at the time of completion as approved by the City's
Building Department, and
(5) That the adjacent property owner, Tropicana Condominium Association, be added as
additional insured to the owner or developer's insurance policy to cover any damages
they may incur during the demolition of the structure located at 15701 Collins
Avenue. A copy of the insurance certificate shall be provided to representatives of
Tropicana Condominium Association.

Section 3. Authority of City Manager and City Attorney. The City Commission hereby
provides the City Manager and the City Attorney with the authority to do all things necessary to
effectuate the Resolution.
