WHEREAS, Century Towers Associates, LLP ("Applicant") located at 100 Kings Point Drive, submitted an application to the City of Sunny Isles Beach requesting to place two (2) temporary banners for the approved Marina del Mar project; and WHEREAS, the City Commission wishes to approve the Applicant's request to place two (2) temporary banners on the eastern elevation for the Marina del Mar Project. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF SUNNY ISLES BEACH, FLORIDA, AS FOLLOWS: Section 1. Approval of Temporary Banners. Pursuant to Section 265-14 of the Code of the City of Sunny Isles Beach, the City Commission hereby approves the request submitted by the Applicant, subject to the conditions set forth in Section 2. Section 2. Conditions. The Applicant is required to obtain all necessary permits for the installation of the two (2) banners, and such banners must be installed according to plans submitted with the application. The banners shall not be relocated and/or replaced without prior approval from the City Manager. The banners must be removed from the tower no later than two (2) years from the approval date unless an extension is provided by City Manager or designee. Section 3. Authorization of the City Manager. The City Manager is hereby authorized to do all things necessary to effectuate this Resolution Section 4. Effective Date. No. PZ2021-01 RECOMMENDATION: This item is presented for the approval of the City Commission REASONS: The Applicant, Century Towers Associates, LLP, are the developers of the Las Marinas Project located at 100-200-300 Kings Point Drive. The Applicant submitted an application to the City of Sunny Isles Beach requesting to place three (3) temporary banners, the north and south are 800 sq ft each and the east is 1,600 sq ft. The Applicant is also requesting that the City extend the maximum allowable time frame of one (1) year to two (2) years from the date of approval, for the placement of the temporary banners. The three (3) banners are required to be placed according to plans submitted with this application and the banners cannot be relocated. If approved, the banners must be removed no later than two (2) years from the date of the approval unless an extension is provided by City Manager or designee. The temporary signage is a banner to be placed on the eastern elevation. Our reasons behind this are as follows: 1. Market for existing building 100 Kings Point Drive, this is necessary due to construction activity which is affecting our marketing along Collins Ave. Our vacancy levels are beginning to be reduced due to the on-going construction. 2. For Lease -up for the 300 Building on Kings Point Drive which is expected to come online around September 2021 and occupancy beginning in December 2021 and throughout 2022. This is needed for lease -up and stabilization. 3. For Lease -up for the 200 Building on Kings Point Drive which is expected to begin leasing in March 2022 and occupancy to start in June 2022 and through to the first quarter of 2023.
