A RESOLUTION OF THE LOCAL PLANNING AGENCY OF THE CITY OF SUNNY ISLES
BEACH, FLORIDA, RECOMMENDING APPROVAL OF AN AMENDMENT TO THE
CITY OF SUNNY ISLES BEACH LAND DEVELOPMENT REGULATIONS (LDRs)
OFFICIAL ZONING MAP FOR THE PROPERTY LOCATED AT 215 185 ST, SUNNY
ISLES BEACH, FL 33160, TO AMEND THE ZONING DISTRICT FROM MODERATE
DENSITY TOWNHOUSE RESIDENTIAL (R-TH) TO COMMUNITY FACILITIES
PURSUANT TO CODE SECTION 265-4 OF THE CITY OF SUNNY ISLES BEACH;
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, the City of Sunny Isles Beach ("City") has proposed a small-scale amendment
to the City's Future Land Use Map ("FLUM") for the property located at 215 185th Street, Sunny
Isles Beach, Florida, and as legally described in Exhibit "A" (the "Property") from Low to Moderate
Density Residential to Community Facility; and
WHEREAS, the City is in need of amending its Official Zoning Map to be consistent with its
FLUM, by amending the zoning district for the Property from "R-TH Moderate Density Townhouse
Residential" to "Community Facilities"; and
WHEREAS, City Commission serves as the Local Planning Agency ("LPA"), and reviewed
the proposed Official Zoning Map amendment; and
WHEREAS, on March 15, 2022, the Mayor and City Commission, sitting as the Local
Planning Agency ("LPA") at a properly advertised hearing received testimony and evidence
related to the amendment, and recommends approval of the proposed Official Zoning Map
amendment, as more particularly described in Exhibit "B".
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF SUNNY
ISLES BEACH, FLORIDA, AS FOLLOWS:
Section 1. Incorporation of Recitals. The foregoing "WHEREAS" clauses are hereby ratified
and confirmed as being true and correct and are hereby made a specific part of this Resolution
upon adoption hereof.
Section 2. Recommending Approval of the Official Zoning Map Amendment. The Local
Planning Agency of the City of Sunny Isles Beach hereby recommends approval of the proposed
amendment to the Official Zoning Map as described in Exhibit "B".
Section 3. Effective Date. This Resolution shall take effect immediately upon adoption.
