Qualifications: Nuñez Construction, Inc. was incorporated in 1993 and immediately began work on a number of single and multi-family residential developments. The company built on this success and expanded its reach into commercial developments including industrial, retail, transportation, retail, aviation and medical projects. The company developed a strong expertise in delivering complicated ground-up medical facilities on aggressive timetables. We have built over 50,000 SQ FT of Medical Facilities for Leon Medical Center, (6 Centers) throughout a 10-year period, providing safe environments to protect health of patients during construction taking place in already working facilities. To date, Nuñez Construction has been working over 21 years, accumulating extensive experience, successfully executing multiple projects of different size, scope, and complexity simultaneously at Miami International Airport from passenger lounges (American Airlines, American Express Centurion Lounge, Delta Sky Club, British Airways) to retail and restaurants. In consequence, we have acquired in-depth understanding and knowledge of the airport's policies and procedures that are unique to its environment. In 2021 we completed the interior built-out of Gateway Park Center for the City of Sunny Isles; over 17, 500 sq ft of classrooms, fitness area, restrooms, a professional kitchen, a banquet hall, public kiosk and expanded storage room thought-out for the City's community. During 2020 we constructed a new parking lot and landscaped surrounding area at American Express Headquarters in Sunrise and a new sculpture at their main entrance rotunda. The following year, we completed the perimetral sidewalk around the American Express Headquarter complex. In posterior years, we built 17,000+sq ft for IVF Clinic at Margate, South Miami ObGyn clinic at Downtown Doral, Alexis Lauren MedSpa in Coral Gables, all of which have incorporated large offices and meeting rooms, all Class A spaces. EDSEL MARTINEZ – Senior Project Manager | RESPONSIBLE FOR THIS PROJECT Edsel Martinez is a Sr. Project Manager that has been with Nunez Construction for close to 20 years. Graduated in Cuba as a Civil Engineer (Hydraulic Expert), and later Civil Engineer at Florida Board of Professional Engineers (FDPE), Edsel has collaborated in Nunez Construction’s growth as a key player managing and directing all phases of construction including staffing and estimating, executing value engineering, procurement, construction. He has extensive experience of full on-site construction management and land development, effectively scheduling, monitoring, and inspecting all work from start to completion. He has a proven reputation for effectively working with architects, engineers, developers, bankers, contractors, inspectors, city officials, agents, owners, and home buyer. He believes in continuous communication and keeping everyone in the loop. He is responsible for sub-contractors and all activities on site, schedule, as well as customer orientation, including maintaining budgets, processing invoices, and controlling overhead costs. Edsel is a Certified General Contractor (2006) and Certified Plumbing Contractor (2013) for the State of Florida. Edsel holds under his belt the close out of at least seven Health Facilities, over $22 million at Miami International Airport in construction and remodeling of various concessionaires including three airport lounges, as well as numerous restaurants, residential, corporate, industrial and government constructions. Most recently he was Sr, Project Manager at IVF Florida construction (20,000 sq ft clinic and fertility lab). Edsel is a man of strong family values and a person with a great sense of humor. His attitude towards life is of finding possibilities and solutions in a constructive and positive way. YOANDRY GALAN – Project Manager Yoandry Galan is a Project Manager at Nunez Construction. He has been responsible for the overall daily management of company’s projects, ensuring that project milestones are met. Coordinates all subcontractors’ activities throughout project construction. Responsible for project sites being kept in safe and clean conditions since 2017. Yoandry holds an MBA from Florida International University and a BFin & Marketing from Manhattan College Riverdale, NY School of Business. He also is a Certified General Contractor for the State of Florida. He literally was a Division One Baseball player, earning his university scholarship for his outstanding performance on the field and academically. LINET SANCHEZ – Administrative Supervisor Linet Sanchez is Nunez Construction Administrative Supervisor since 2013. She is responsible for the Construction financial management and services in project financing strategies and budgeting, project bonding planning, Davis Bacon Certified payroll processing, personnel payroll, accounts payables & receivables, county & airport project logistics, accounting Supervision and administrative processes for projects. She is detail-oriented, rigorous, and flexible when required. Graduated from Florida International University, Linet holds a Bachelor’s Degree in Finance and is a certified Notary Public for the State of Florida. Linet is forever curious and adventurous; she is a savvy and seasoned traveler that has visited the most unexpected corners of the world through her five senses. She is an avid learner of Chinese and a K-Pop fan. SYLVIA GRAVES _ Project Engineer Sylvia Graves has been a Project Engineer on the Nunez team since 2019, responsible for Project scheduling monitoring, activity coordination, plan review and assisting in the development of cost estimating and timely procurement. She works closely with the Project Managers/Superintendents to pre-empt activities and needs to respond in an efficient manner. She creates and manages the submittal and RFI process on Procore to fulfillment and executes all close-out packages for projects. Sylvia also coordinates legal documentation for new projects, and for permitting. She manages and updates all project records, prepares change order requests when necessary and assists in all safety documentation required. Prior to her entrance in the world of construction, Sylvia, a graduate from Boston University with a B.S. in Mass Communications and a B.A . in Liberal Arts, has been a seasoned branding, advertising & marketing professional that has held positions as GM for Advertising & Media at Telefonica / Coord for Advertising and Brand Image and CANTV-Verizon, Owner at Betancourt & Graves ad agency and VP Account Services at JWT, with 30+ years of experience, creating, building & communicating brands through assertive strategies. Approach | Methodology: Nuñez Construction’s approach and methodology will consider the following criteria for this project: 1. Communication: We follow a culture of open communication which allows our team members to be informed of all aspects of our projects to ensure a fluid and efficient process. This culture extends to our sub-contractors, architects, engineers and to our clients. This includes daily communication, bi-weekly meetings with Owners, architect and GC, and includes engineers when necessary to discuss updates, tackle emerging issues and to keep all informed. 2. Management tools: We will work with Procore for project management (submittals, RFI’s, schedules, reports, construction photos, to centralize approval processes and documentation with all team members. These will be shared with key team members to keep everyone informed throughout the process of construction and to manage key information on the project. 3. 3-week look ahead and construction schedules will allow to view the immediate 3 weeks activities in process with Owner, engineers and architects to foresee opportunities and obstacles and find quick solutions. 4. We recommend early procurement as soon as contract is approved to secure most critical materials and ensure prices. We also recommend beginning early submittal process to provide as much time as possible to construction. 5. MOT: MOT will be scheduled and planned early in the construction process to secure safety for passing vehicles and pedestrians throughout the critical construction in adjacent areas. 6. Staging: We plan to stage in parking lot area as permitted by the City, caring for daily cleaning and hauling to ensure the minimum impact of surrounding areas and traffic. 7. Scheduling: As part of Nunez processes, we will work closely with our Construction Schedule and 3-week look-ahead to ensure meeting deadlines and adjusting work hours if necessary to complete work on time. 8. Safety | OSHA: We abide by OSHA safety guidelines to protect our workers and sub-contractors throughout the course of construction. 9. Hurricane Preparedness: In the event of a hurricane or threat of, jobsite will be secured and protected. Emergency Response Plan (2-hour Call-out): Nunez Construction works with a 3-tier level emergency contact system, which ensures a timely response for emergencies. We provide the names and numbers of three members of our team who work on the project. In addition, Owner will have direct number of sub-contractor’s if required. As part of our close-out documentation, warranties will be provided for both products and services associated to this project. Quality Insurance and quality Control: Our field managers and Project Managers will be conducting quality revisions and control throughout the life of the project, adhering to drawing intent to meet all design requirements.
