The construction site shall be accessible through the alleyway north of NW 178 street, after turning west from Collins Avenue. Vehicles and equipment leaving the site shall exit through the front road between the City Hall parking garage and the construction site, heading east to Colins Avenue and then turn south on Collins Avenue. • A 6ft high construction fence with entry and exit gates, equipped with windscreen, shall be provided and installed to secure the entire perimeter of the work area. • The portion of the building designated as future improvement shall be utilized as the construction site office and operations area. • The five existing spaces at the front of the building shall be utilized for the contractors’ parking. Portions of the existing ground parking shall be used for sub-contractors and work crew parking. Other parking area as designed by the City shall be utilized accordingly. • All deliveries shall be received at the area designed for loading at the west side of the building within the fenced area. Spaces available around the facility shall be utilized for laydown area and material storage area. • All dumpsters, trash removal containers and temporary toilet(s) shall be stored within the fenced construction site. All dumpsters shall be emptied regularly once filed and shall not be left completely emptied at the end of the work. Proposed Sequencing • The work sequence is to be completed in a single phase from start to finish. • The work includes site demolition, building structural and selective demolition, concrete cutting and misc. site removal. All debris generated from side demolition shall be disposed of immediately to a landfill area. • Engineered shoring design shall be provided to support any elements of work that are to be protected and supported during the wall cutting process. • Once all the exterior and structural demolition of complete, the helical plies shall be installed and the new support for the building addition shall commence. Following this the interior floor shall be raised to the desired elevation. • The exterior doors and windows will be installed once the raised flooring works are complete. • The interior and exterior finishes shall follow the envelope of the building is fully enclosed. • Budlings services such as MEP and Fire Sprinkler works shall run concurrently with the interior finishes. • The interior glazing works’ portions shall be complete after the ceiling is in place. • The flooring installation shall follow once the interior glazing is complete. • The installation of the FFE office furniture and cubicles shall follow, after all interior flooring, wall finishes, and MEP trims are complete. • Startup work for the generator and final inspection shall follow. • The punch list for substantial completion shall be conducted and a temporary certificate of Occupancy shall be applied for when the building is ready for use. • Final completion and final punch list items shall be conducted within the next 30 days. Project challenges and risks • Based on the sequencing of activates Waypoint Contracting anticipates that project shall be substantially complete in 210 Calendar days and shall achieve final competition in 240 calendar days” Mitigate risk and keep the project on schedule shall consider the following: i) Work with the architect and owner to ensure submission approvals are obtained within a 5-day period. ii) Identify long lead items and bring to owner and architects’ attention of long lead items and material that can or may impact the schedule. Maintenance of Traffic Plan • Durning the construction process no activities, or work shall be undertaken directly from any traffic major road Traffic crossing of DOT Road, • Minimal MOT shall be utilized for this project. MOT will be limited to one signage, cones for traffic using the City Hall parking garage onsite parking and the use flagmen for traffic leaving the site and entering directly in Collin Avenue. Dewatering plan • Dewatering for the installation on the new grease trap shall be controlled on site and shall be limited to the boundaries of the construction work. Any runoff shall be pumped into the existing catch basin the parking lot. Proposed plan for asbestos removal and disposal • There are no elements to Asbestos to be removed from this project. The superintendent shall act as a safety officer and will be responsible for all emergencies and safety protocols. Any emergencies / differing work conditions shall be immediately reported to the owner within a 1 hour’s period. To stay organized and have clear lines of communication between all team members, Waypoint’s project management department uses the Reteam Software throughout the construction phases. During the construction phase, this system allows the team to keep track of plans & specifications, addendums, and even manage the budget for the original scope of work. The program stores all this information, as well as subcontractor proposals, and allows our team to prepare and submit information to the owner. •To mitigate site hindrances and any issues occurring, we will communicate to the City and staff to ensure that City patrons, staff and surrounding neighbors are aware of the schedule and what is to occur so that no issues arise. •Our projects are subject to strict conformance of Waypoint’s established Safety guidelines and standards, to ensure our clients, sub-contractors and Waypoint staff are always practicing safety, and Federal/local regulations. This includes the ability to reduce site noises, have a safe site and zero tolerance for unruly and rude personnel on the site. This planned process is designed to provide a record of quality control activities as well as feedback to the designers of records, the client, and to other appropriate stakeholders to identify inconsistencies in the documents that affect the constructability, utility, and/or suitability of the final product. However, the primary focus of the QCP is to ensure that the design s intent and needs are met.
