A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF SUNNY ISLES BEACH,
FLORIDA, APPROVING RENOVATIONS TO THE RESTAURANT LOCATED ON THE
NEWPORT PIER, ATTACHED HERETO AS EXHIBIT "A"; AUTHORIZING THE CITY
MANAGER TO DO ALL THINGS NECESSARY TO EFFECTUATE THIS RESOLUTION;
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, the City of Sunny Isles Beach (the "City") owns the Newport Fishing Pier (the
"Pier"), located at 16701 Collins Avenue; and
WHEREAS, in August 2023, the City Commission approved a sublease agreement with
American Federated Title Corp. and PRA Hospitality LLC (collectively the "Lessors") to operate a
restaurant on the Pier ("Restaurant"); and
WHEREAS, the Lessor's have notified the City of their need to renovate the Restaurant
to improve functionality and aesthetics (the "Renovations"); and
WHEREAS, the Lessor's have agreed to fully fund the Renovations, with no added costs
to the City; and
WHEREAS, the City Commission wishes to approve the Renovations to the Restaurant, as
depicted in Exhibit "A".
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF SUNNY
ISLES BEACH, FLORIDA, AS FOLLOWS:
Section 1. Approval of Renovations. The City Commission hereby approves the Renovations
to the Restaurant, as depicted in Exhibit "A".
Section 2. Authorization of City Manager. The City Manager is hereby authorized to do all
things necessary to effectuate this Resolution.
Section 3. Effective Date. This Resolution will become effective upon adoption.

RE: Newport Pier Restaurant Renovation
RECOMMENDATION:
This item is presented for your consideration.
REASONS:
The City of Sunny Isles Beach owns the pier and restaurant. In August 2023, the City entered into a
sublease agreement with American Federated Title Corp. and PRA Hospitality LLC to operate the
restaurant. At that time it was discussed that American Federated Title Corp was actively searching for
a new restaurant operator. Also discussed was the need to update the venue to attract the quality
operator they were seeking as well as to provide the best product to our residents.
American Federated has submitted a renovation plan to improve the functionality and the aesthetics of
the restaurant. This project would be managed and financed through American Federated and would
not require funding from the City. However, as the city is the owner of the property, the lessee is
required to get approval from the City for any substantial changes to the facility.
ADDITIONAL INFORMATION:
The goal of American Federated is to return the pier restaurant to the premier venue that it used to be.
They are committed to investing in this project.
FUNDING SOURCE:
No funding is required from the City for approval of this resolution.
