Under this contract, Crain was authorized in 2023 to provide professional engineering services for the Gulf Middle School Chilled Water Piping Renovation, a fast-track campus-wide infrastructure improvement project. CRAIN ATLANTIS' ROLE Campus-Wide Infrastructure Improvements The baseline scope included removal and replacement of the existing Schedule 40 steel chilled-water supply and return piping throughout the campus. Mechanical Equipment Replacement An approved add-alternate expanded the project to include complete removal and replacement of 10 rooftop units. The overall project ultimately included the replacement of chilled-water piping, 10 air- handling units, new rooftop units, 25 exhaust fans, and 104 variable air-volume boxes. Electrical, Controls & Energy Management A second add-alternate included campus-wide removal and replacement of the existing energy management system, including controls, wiring, and associated components, demonstrating Crain's ability to coordinate electrical and control systems with major mechanical infrastructure improvements. Fast-Track Project Delivery The District required an accelerated design and construction schedule. Crain coordinated closely with the School District and contractors to advance the work within the compressed timeframe. The project included complete HVAC system renovation, campus-wide fire alarm replacement, building-envelope improvements, and associated architectural, structural, electrical, and civil improvements. CRAIN ATLANTIS' ROLE HVAC & Building Systems Modernization Designed a new high-efficiency campus chilled-water system, including air handling units, an air- cooled chiller and associated pumps, chilled-water piping distribution, DX split-system replacements, and a new energy management system. Electrical & Fire Alarm Improvements Designed a new campus-wide voice-annunciated fire alarm system, including replacement of fire alarm wiring/conduits and breakers, together with electrical power improvements associated with the HVAC upgrades. Building Envelope & Structural Improvements Provided building-envelope improvements including windows and doors, stucco, painting, and portable reroofing/refurbishment. Structural work included wind-load considerations and design of concrete pads associated with the chiller yard. The design-bid-build project included fire alarm system upgrades, HVAC improvements, roofing improvements at Building 81, accessibility upgrades, and indoor air quality improvements. The work required coordination of multiple building systems within an existing, occupied educational facility. The work required the evaluation and design of existing building components within South Florida's High Velocity Hurricane Zone and the coordination of improvements on an operating school campus. CRAIN ATLANTIS' ROLE Roofing & Building Envelope Provided engineering design for approximately 66,731 SF of roofing improvements at Buildings 1 and 2, including partial roof deck repair/replacement where required. Crain's work addressed existing building conditions and integration of the new roofing systems.
