Located on Fort Lauderdale’s 16th street canal, the Club includes over 245 dry slips capable of holding vessels up to 43 feet in overall length, with an additional 20 wet slips that serve as a queuing area for boaters. This state-of-the-art facility offers vessel storage and provisioning, marina fuel, pump-out, and shore power service that is equipped with a marina guard protection system to comply with national best practices. The project required demolition of an existing building, replacement of the existing seawall, installation of a new floating dock system, and construction of the new storage facility. The boater service amenities include restrooms, a lounge area, storage lockers, a fish cleaning station, and viewing areas for boaters to observe the automated crane system operating. Edgewater was retained by F3 Marinas to provide marine and civil engineering design, landscape architecture services, and direct the permitting & approvals process for the project. The redevelopment included a $25 million investment that enhanced the waterfront to serve local residents, achieved world-class standards to attract and accommodate the finest mega yachts, aligned with the goals of the Central Beach Master Plan, and provided expanded facilities for the Fort Lauderdale International Boat Show. Modern vessels have evolved significantly; a 30 foot boat today is not comparable to a 30 foot boat from the 1980s, with substantial increases in height, weight, and service requirements. Edgewater’s redesign responds directly to these challenges by creating a modern facility that preserves the working waterfront while addressing current community needs. The project includes a new 107 boat drystack, new wet slips, exterior boat racks, a redesigned parking area, a new seawall, and a complete landscape design plan. These improvements enhance operational efficiency while modernizing the marina’s appearance and functionality. The design also improves aesthetics for neighboring properties and Biscayne Boulevard, incorporates green initiatives and onsite stormwater retention, reduces noise impacts to adjacent areas, and is designed for long term storm resiliency and hurricane protection. The Town Docks have provided berthing for power and sail yachts up to 260 feet in length since the 1940s. Following updates and expansions between 1993 and 1998, the current project expands the marina footprint to provide deeper drafts and larger slips that accommodate the growing demand for larger yachts. The project also includes replacement of shoreline stabilization and upgrades to the upland civil infrastructure. Edgewater provided environmental and regulatory permitting support, including a benthic survey, field report, and pre application meetings with FDEP and USACE. Edgewater prepared permit application packages for the dredging and marina expansion and responded to Requests for Additional Information, resulting in issuance of both FDEP and USACE permits. Edgewater also provided marine structural, site civil, and landscape architecture services. The team designed pile supported platforms for two over water building replacements, extended the water main, upgraded the sanitary sewer lift stations, and improved the waste handling and recycling facility. (BCI), to assist with responding to a U.S. Army Corps of Engineers (USACE) request for additional technical information associated with permit issuance for improvements to an existing fishing pier. The agency requested documentation to evaluate potential impacts and determine whether a relocation plan for marine resources, specifically corals, would be required. After reviewing the USACE request, Edgewater determined that the information needed to satisfy the agency was limited in scope and did not warrant a large or complex study. Rather than proposing an extensive analysis, Edgewater developed a focused technical approach specifically tailored to address the agency’s questions and regulatory requirements. The study was completed provided the documentation necessary for USACE to proceed with permit issuance. By right-sizing the scope of work and avoiding unnecessary analysis, Edgewater was able to save the client approximately $15,000–$20,000 compared to other proposals while still achieving a successful permitting outcome. Erik worked with the marina owner to stabilize damaged infrastructure and develop a phased master plan addressing both near-term repairs and long-term redevelopment opportunities, including infrastructure improvements and future expansion of the marina facility. Boss Oyster Transient Marina (Apalachicola, FL) The Boss Oyster Transient Marina is a fully transient marina facility located in Apalachicola, Florida. Edgewater prepared a marina master plan and assisted the owner with preparation of a $1.5 million Boating Infrastructure Grant (BIG) application. Erik supported the planning process, marina design concepts, and grant documentation. Abaco Orange Beach (Orange Beach, AL) This waterfront development includes a 258-slip marina serving residential and commercial uses in Orange Beach, Alabama. Erik has managed the project from preliminary design through permit submission and is leading the upcoming final design and construction administration phases. Bonita Springs Private Dock Expansion (Bonita Springs, FL) Engineering services were provided for the expansion of an existing condominium marina facility to approximately 15 slips. Erik evaluated alternative design concepts, coordinated with regulatory agencies, and is leading permitting and final engineering for the proposed marina improvements. F3 Marina – Automated Dry Stack Marina (Fort Lauderdale, FL) This state-of-the-art facility will be the first fully automated public dry stack marina in the region, located on the 16th Street Canal in Fort Lauderdale within one mile of Port Everglades ocean access. Erik is supporting the multidisciplinary design team on engineering coordination for the $25 million redevelopment, which includes a fully integrated marina facility and supporting infrastructure. Bass Pro Shops / Islamorada Fish Company (Islamorada, FL) Erik supported construction oversight of bulkhead and pier reconstruction at the Islamorada waterfront site. He also participated in bathymetric survey efforts and produced pre- and post-dredge survey exhibits along with comparative dredge volume analyses used to verify contractor dredging quantities. Billfish Bay Marina and Waterfront (Orange Beach, AL) The Waterfront at Billfish Bay will transform the final undeveloped parcel on Terry’s Cove into a major waterfront destination featuring an 800-boat automated dry stack marina, 125 wet slips, residential units, retail space, restaurants, and a public promenade. Erik prepared preliminary engineering drawings for the multi-story automated dry stack facility and coordinated with crane manufacturers during the design-bid procurement process. Santa Cruz Marina Resort (La Paz, Mexico) Erik developed financial analysis tools to evaluate marina development feasibility and investment performance.
