It is extremely important to clarify that the architectural firm responsible for the existing Government Center was Spillis Candela & Partners where at that time, I was the Principal in Charge and Project Designer, Jackie Candela the Project Architect and Carlos Vilato the Senior Designer. Jackie, Carlos and I very proud to have joined Perkins + Will almost two years ago and bring our collective exper- tise and great working relationship once again to the City of Sunny Isles Beach. Additionally, we have teamed with many of the same consultants involved with the original Government Center design including Savino Miller for Landscape Architecture and Igor Gonzalez and his firm for Mechanical Engineering. Perkins + Will / Miami currently totals 48 professionals across Architecture, Interior Design, Urban Planning and Landscape Architecture and has the depth of expertise in Civic Facilities, Kindergarten through Twelfth Grade Educational Facilities, Corporate Office, Retail and Fitness / Wellness Projects and Structured Garages and is committed to delivering this project on time and on budget. Our current workload anticipates a start for this project in the summer of 2015 and the design team will begin immediately after client notice to proceed. Perkins + Will is committed to a collaborative and inclusive process where all of the stakeholders participate in the refinement of the mixed-use build- ing program and subsequent design process. Additionally as you know from our working relationship on Government Center, we are receptive and responsive to the Mayor, City Commissioners and City Manager’s direction knowing that interaction results in an even better product for all. The process sets the tone and foundation for addressing the needs of the users, finding economical and creative solutions based on those needs, and designing an educational environment that promotes the client’s educational goals and ideals. Perkins+Will provides a well-rounded team of professionals to serve the Stakeholders of this project. Perkins+Will provides a forward thinking approach to educational ideas, over 80 years of experience and a commitment to a collaborative process. This collaborative process is that much more important when working with a multi-use building having multiple stakeholders and requiring significant public process such as with the City of Sunny Isles Beach. Our entire management approach is focused on fulfilling the client’s and stakeholders objectives and program within the budget and on schedule. Before the concept is discussed, our team engages in a thorough planning effort to establish a common set of goals and objectives for all phases of the project. This planning of the process is done with the client and is customized to meet the needs of the particular project. Our ability to listen enables us to hear even the most subtle differences clients have in terms of needs, desires, and budgets. These factors, combined with the responding to the unique qualities of each project and site, have resulted in the marked variety of our facility design solutions. We promote an interactive process with the participation of stakeholders. Perkins+Will believes that successful projects are only possible with good communication among all project team members. Communication with the Owner Good communication includes good listening. We will listen to your goals, aspirations, expectations and needs. We want to understand what you need to be successful. We also will convey the knowledge we possess from previous experience and challenge your thinking. The goal is to not just meet current needs, but to position you for the future. Communication with the Stakeholders Positive interaction and thorough communication with the Stakeholders is vital for a smooth process. We are experienced at presenting the right information in the correct manner to promote understanding and support. This would include specifically for this project, the City of Sunny Isles Beach, the School Board of Miami-Dade County and other potential tenants and end-users for the project. Communication with Consultants The importance of consultant coordination cannot be overstressed. Our process is designed to minimize, if not eliminate, change orders during the construction phase as a lack of coordination between systems in the construction documents. In addition, only well-informed team members can make project-appropriate decisions. The timely distribution of information and the identification of the appropriate format and forum for information contribute to good communications. 12 City of Sunny Isles Beach New Facility Qualifications for Architectural Design Services + HALLMARKS OF OUR APPROACH—SCHEDULE Establishment of a schedule requires the cooperative involvement of the design professional and the client. Because we recognize that each facility belongs to the client and the building users, our programming and design process places the client at the center of the design team. The client’s need for a desired occupancy date is weighed against budgetary limitations, potential risks, and the client’s decision-making process, and a schedule that best meets the client’s needs is set. Our scheduling process consists of two components: schedule establishment and schedule control. Schedule Establishment At the commencement of the project a master bar-line schedule—a work plan—is established by the architect and the stakeholders. This schedule establishes milestone dates for the entire project, from programming through building occupancy. Tasks, task schedules and task responsibilities are indicated on the master schedule. Additionally, for each subsequent phase a detailed work plan is developed that addresses specific tasks in greater detail and allocates specific resources to accomplish those tasks. Schedule Control A variety of tools and techniques are utilized to control the established schedule, including: • Update of the detailed schedule within the fixed master schedule at the commencement of each phase to reflect any changes • Weekly project team meetings to review progress and performance, to reallocate resources as necessary, and to communicate the client’s objectives • Weekly update of the project’s staffing needs • Scheduled quality control reviews of the documents in each phase to assure that documentation is complete and that delay will not occur due to change orders during construction. We deliver projects when we say we will. perkinswill.com 13 + HALLMARKS OF OUR APPROACH—COST CONTROL Perkins+Will’s philosophy regarding the critical component of estimating construction costs is to work with the stakeholder, General Contractor or Cost Estimator in establishing project budgets and probable costs based on current and reliable market data. At the initiation of a project, when the scope and desired level of quality have been defined, the team establishes a cost model for the project that itemizes expected costs for major building systems. This cost model then becomes the benchmark against which future planning and design decisions are made. This method allows the team, when necessary, to test a particular component of the design to determine its compliance with the established budget. Typically, comprehensive cost analysis (in addition to the aforementioned cost model) based on drawings and specifications are provided at Schematic Design, Design Development, 50% Construction Documents, and 90% Construction Documents Perkins+Will has extensive and successful experience with establishing and meeting the budget for projects. 14 City of Sunny Isles Beach New Facility Qualifications for Architectural Design Services + HALLMARKS OF OUR APPROACH—QUALITY CONTROL Perkins+Will has a quality control program that provides both technical assistance during project design and a strictly enforced system of periodic review. We believe that no matter how much we reinforce the idea of quality documentation as an ongoing design pro- cess, we must supplement careful document production with a rigorous checking process at various phases of a project’s design process. Quality control reviews are performed on every project; no project is released for bid without benefit of a review. This methodology of quality control includes the integrated use of REVIT (Three- dimensional Building Modeling) as both a design tool and as a means to avoid conflict between the architectural and engineering systems; this greatly reduces conflicts in the field during the construction process. Peer Review Our quality control program is led by a registered architect with extensive experience in technical coordination of all types of building programs. Quality control reviewers do not have involvement in the project they are review- ing so that objectivity is maintained along with a fresh perspective. Review Process During design and documentation, the design quality and technical content of reports and drawings are reviewed before release to the client or for bidding. The quality control reviews require drawings from all disciplines and all consultants: the outline or final specifications, and the code and zoning analyses. The first review is held when schematic design is 90-95% complete. The second review, when design development is 90-95% com- plete, focuses on final code and zoning solutions, appropriate systems distribution, and the building envelope. The most critical review is the third, at 90-95% completion of construction documents. In this final review, systems coordination and constructability become a critical focus. Comments generated during the review process are written directly on a set of documents intended solely for this purpose. The comments are studied and evaluated by the project manager and the project technical coor- dinator. All agreed upon comments are incorporated into the documents. Written response to quality-control documents is mandatory before any project is released by Perkins+Will for bidding or review purposes. perkinswill.com 15 PHASE 1: PROGRAMMING + PLANNING Creating the Vision The Programming and Planning phase is a critical element in the design process. It is here that decisions are made that will have the greatest impact on land use, functionality, adaptability, and economy. It is an intense phase that requires extensive communication between the architect, planning groups, and consultants. By shar- ing planning, work-force, demographic, and educational trends our planning team explores with each client the facility solutions available. The result is a solution that responds to the needs while providing necessary flexibil- ity and agility. A vital component of a successful project is the planning committee. At the beginning of the project, Perkins+Will works with the client to assemble a planning committee comprised of key stakeholders. Together with the design team, the planning committee will define the requirements and vision for the creation of an in- novative and dynamic educational environment. Once the planning committee is formed, the design team leads the members through a series of workshops de- signed to develop a facility solution and build consensus. As a result of the workshops, a final building program and/or master plan is created with the consensus of all key stakeholder representatives. By achieving consensus during the planning workshops, the planning committee members can serve as project ambassadors who under- stand the process and end result of the, and can share their knowledge with the stakeholders. Step 1—Developing the Vision The design team first meets with all current planning groups and consultants to gather and confirm existing information and develop the goals and objectives—the vision—for the project. Step 2—Process Design With the vision in mind and with the assistance of the stakeholders we meet to design the specific process to be used to implement the project. Step 3—Workshops Step 3 is actually a series of related tasks. Through participatory workshop sessions, the design team aids in articulating facility goals as they relate to project vision. Each workshop guides discussion to achieve a common facility program. The resulting facility program, whose value is understood and shared by all, greatly aids the stakeholders as it moves forward in the building process. 1. 16 City of Sunny Isles Beach New Facility Qualifications for Architectural Design Services 2.PHASE 2: SCHEMATIC DESIGN Translating Ideas into Design Concepts Upon confirmation of the program we proceed with the Schematic Design phase, developing a series of alterna- tive design concepts. Using a vast array of visual communication methods, our architects enable the school stakeholders to achieve an understanding of how their ideas and requirements can be translated into a physical structure. Step 1—Information Collection We meet with all agencies having jurisdiction over the project and all local utilities companies to ensure coordi- nation and compliance with all requirements. Step 2—Design Kick-off A workshop is held with all current planning groups and consultants to kick-off the schematic design process. This workshop is a brainstorming session intended to develop alternative concepts addressing the spatial, func- tional, and operational requirements of all participants, and to evaluate each option suggested. Step 3—Option Refinement Based on the outcome of the workshop and additional input of the participants, options are refined and cost estimates developed. The options are reevaluated and a preferred option confirmed. Step 4—Schematic Design Documentation Upon confirmation of a preferred option, final documentation is prepared. This documentation is suitable for public meetings, government reviews, and cost estimating. Step 5—Code Review A preliminary building code review is prepared. Step 6—Building Systems In consultation with the owner, we prepare alternative studies for major building systems such as structural frame, exterior envelope, and HVAC distribution. These studies are suitable for obtaining preliminary construc- tion cost pricing, and life cycle and operation costs to determine the appropriate systems for the building. Step 7—Probable Construction Cost We will work with the General Contractor / Cost Estimators as they develop a statement of probable construction cost. perkinswill.com 17 PHASE 3: DESIGN DEVELOPMENT Creating a Workable Building Based on approval of the schematic design, Perkins+Will staff begins the Design Development phase, expanding the approved concept developed in the Schematic Design phase into a workable building. Step 1—Design Development Documentation Based on the approved schematic design documents and any adjustments authorized in program or budget, we prepare design development documents consisting of drawings and other documents to fix and describe the size, location, and character of each element of the entire project pertaining to architectural, civil, landscape, structural, mechanical and electrical systems, and materials. Step 2—Concept Confirmation A series of meetings is held during the design development phase with all current planning groups and consul- tants to confirm that the design development documentation is in compliance with the established schematic design direction and obtain additional information required for the greater level of detail provided by design development documentation. Step 3—Life Cycle and Operating Cost We evaluate major materials and systems based on first cost and known long-term operating costs. Step 4—Documentation for Reviews Documentation is prepared that is suitable for public meetings, government reviews, and for the Cost Estimating. We attend meetings as required to clarify documentation. Step 5—Probable Construction Cost We will work with the General Contractor / Cost Estimator to develop a statement of probable construction cost based on area unit prices. 3. 18 City of Sunny Isles Beach New Facility Qualifications for Architectural Design Services 4.PHASE 4: DOCUMENTATION + BIDDING Preparing the Design to be Constructed Close attention to quality and detail characterizes Perkins+Will philosophy on the documentation and bidding phases of a project. Construction Documentation Upon approval of the design development document phase, and based on the selected alternative system studies, the design team prepares complete construction documents. The construction documents consist of contract drawings, specifications, general conditions, instructions to bidders, and other necessary documents. The team also assists the owner in filing the required documents for approval of municipal authorities having jurisdiction over the project. Bidding After construction documents are made available to bidders, the design team responds to requests for informa- tion and prepares and issues and addenda that may be required. The design team will assist in the evaluation of bids. Determination of a bidder’s qualification usually proceeds on two levels. From an objective standpoint, information can be gathered reflecting the contractor’s previous experience, financial stability, equipment ownership, organization, etc. by requiring submission of qualification statements (such as AIA Document A305). Equally important, is an assessment of the contractor’s workman- ship, efficiency, responsiveness, and other more subjective attributes. We have worked with many construction managers, general contractors, and subcontractors, and bring that experience to the table when qualifications are reviewed. perkinswill.com 19 5.PHASE 5: CONSTRUCTION The Physical Realization of Your Vision Perkins+Will is keenly aware of the critical nature of construction schedules and the potential impact on learn- ing that results when deadlines are altered. The construction administration phase is given our full attention to ensure that the projects are completed expeditiously and in the manner intended. We provide administration of the construction contract including: • Advising and consulting with the City’s administrative team • Meeting with governing agencies • Forwarding all owner instructions to the contractor • Review of shop drawings, samples, and other contractor submissions • Contract interpretation • Issuing certificates of payment and certificates of substantial completion • Preparing and issuing change orders On-site observation is provided throughout this phase as merited by the progress of the construction. Our services include due diligence; schematic design; site civil engineering pertaining to roadway design and site planning, as well as utility coordination and design (water, sewer, drainage, electrical, communications); traffic engineering; landscape architecture; permitting through the City of Miami Beach, Miami-Dade County Water and Sewer Department (WASD) and RER (Regulatory and Economic Resources), FDOT, FDEP, and SFWMD; preparation of construction documents; and construction phase assistance. This project is being undertaken in phases with some phases currently under construction and others in design. Initial components are expected to open in 2015. University of Miami Interdisciplinary Laboratory Building (AMEDIC), Miami, FL — Served as project analyst. Kimley-Horn provided site civil design services for this 180,000-square-foot, 10-story building located on a 1.6-acre site. This research and laboratory structure houses office space, wet laboratories, and an animal research facility. Kimley-Horn’s design included water, sewer, and fire services to the building, on-site drainage improvements, the design of a Florida Power & Light utility duct bank, and the design of a BellSouth telecommunication duct bank. The building’s on-site underground stormwater retention system provides irrigation water to reduce usage of potable water. We also coordinated the permitting of all service connections and assisted the client during the construction administration phase. TD Bank (formerly Commerce Bank), Miami-Dade, Broward, and Palm Beach Counties, FL — Served as project analyst for the Kimley-Horn team that has provided a range of transportation planning, traffic engineering, environmental design, landscape design, and site civil services for this retail bank program in Florida. The firm has investigated more than 300 South Florida locations, and designed and permitted more than 60 sites. West Sunset Square, Kendall, FL — Served as project engineer. Kimley-Horn provided a variety of consulting services for this 83,000-square-foot neighborhood center including site planning, civil engineering, roadway design, traffic signal design, permitting, and construction phase services. This project required significant coordination with multiple county agencies. Perhaps the most challenging aspect of the project was its location within the Bird Drive Everglades Wetland Basin (BDEWB). Due to a lack of sufficient surface water storage within the BDEWB, there were restrictions on the development of the site. Through our local experience and relationships with the Miami-Dade Department of Environmental Resources Management, Kimley-Horn was able to implement an innovative solution to meet the development criteria, thereby allowing our client to fully develop the site. Sian Ocean Residences and Resort (aka Indigo or Indigo/Sian), Hollywood, FL — Served as project analyst. Sian is a four-phase residential project that sits between the Atlantic Ocean and the Intracoastal Waterway. Phase 1 included a master plan for the 9.5-acre site, reaching from oceanfront property across A1A to the Intracoastal. A pedestrian walkway connects the entire project, allowing users to walk from a resort pool and docks along the Intracoastal, across A1A, and past the condominium conversion to a 20-story beachfront tower. This tower includes two units per floor, five penthouses, and its own private beachfront pool. In Phase 2, Kimley-Horn’s services included landscape architecture, civil and traffic engineering, roadway, environmental, and structural engineering. This phase involved converting an existing hotel to a hotel/condo with a temporary parking lot and a large resort-style pool that overlooks the Intracoastal. In addition, it included a new entry area, fountain wall, and pedestrian crosswalk light. Divine Savior Academy Expansion, Doral, FL — Serving as project manager. Kimley-Horn is part of the team providing civil engineering design and permitting services for a three-story high school expansion project at Divine Savior Academy in Doral. The 108,000-square-foot facility will include a three-story classroom, an auditorium/chapel, gym, and fitness center, along with athletic fields, courts, and a new parking area. Dadeland Mall – Fashion Wing, Miami, FL — Serving as project manager. Dadeland Mall, Miami’s original and most iconic shopping center, added a two-story 102,000-square-foot restaurant and retail space. The program for Government Center totals approximately 60,000 square feet on four floors and includes Administration, Police, Public Library and Council Chamber functions. The building design elevates a three-floor curving bar of administration and police functions over the ground floor public spaces of library, conference, post office and Council Chamber. The three-level parking garage slides under- neath the western leg of the City Hall and integrates public-related functions at the base. The Tony Roma’s restaurant to the south of the City Hall functions, is designed as a single-story volume whose roofscape is partially screened by means of a large scale tensile canopy as cover for outdoor dining and to screen the view of mechanical equip- ment from the adjacent Government Center Government Center has a building envelope of white architectural precast concrete ren- dered in a “crosshatch” rib pattern and pale green hurricane-impact glass of both punch window and curtainwall design. The eleva- tor and stair tower is clad in charcoal gray granite panels while the Council Chamber is wrapped in a mosaic glass tile of varying blue shades. An important civic space along the boule- vard is created by the spiral-formed Council Chamber floating on a dynamic fountain. An organized pattern of palms and shade trees defines the northern boundary of the site and creates an outdoor “reading room” for use by the adjacent library annex and as pre and post function space for the Council Chamber. The project, located on the ocean in this midcentury modern inspired com- munity includes wellness, Community Spaces, Library, Art Classrooms and Administration Spaces for the Town’s Park and Recreation Department. This new facility replaces a 1960’s era building that had become functionally obsolete both in programmatic layout and adherence to current building codes. The project contains 91,000 square feet and places the new linear, two-story building running the north-south length of the site. Disposed in front of this Administration Building, the Council Chamber and offices provide a strong and mostly solid architectural mass contrasted with the glass façade of the adjacent administration building. As a relatively new and expanding com- munity in Southwest Florida, the City was in search of a civic identity; the City, in search of identity and brand helped drive the design team to create a contemporary facility that remained rooted in the context of the community. The site program for the New City Hall created a landscaped, green park for community open space, as well as for future City development. The building program consists of a 250-seat Council chamber, Mayor’s office, City Clerk, City Attorney and City Manager offices, Community Development and a one- stop shopping concept for all building, zoning and permitting functions. Transparency of the architecture is directly linked to the transparency of the government process and the ad- ministration building façade expresses the openness of that process in an expansive curtainwall design which is articulated in both color and pattern creating an expensive stage set for the Council Chamber in front. It acts as a north gateway to the historic Art Deco district, servicing not only the City offices, but the Lincoln Road Mall business center as well. The structure accommodates a 7-level parking garage with a capacity of 654 parking spaces and a 5-story office component with 38,500 SF of gross floor area. A decorative screening envelops the parking structure, while the office component fronting Meridian Avenue features a glazed curtain wall. The scope of the project included the creation of a pedestrian plaza and pocket park in the south edge of the project, as well as the enhancement of the Meridian Avenue streetscape between 17th and 19th streets. The office building is planned to be 5 stories with a two story parking garage located adjacent to the build- ing. Additionally, a stabilized grassed and landscaped area to the east of the parking structure will provide for any potential overflow parking. The client is committed to being a pos- itive presence in the communities they inhabit. They are not flipping through an encyclopaedia or other traditional reference books. Rather, they are accessing an online database they learned about from the school librarian, using brand new computers in the technology lab. ‘The library is the heart of the school, where children can develop a life-long thirst for learning,’ says Jean M. Caskey, the new principal who started her first term this fall. ‘It is the focal point for all their support materials and is a fun environment that is conducive to learning. We want kids meeting each other and saying good morning as well as enhancing their knowledge. The library is also an excellent resource for teachers and parents who can use the amenities, view school projects and have a chance to get to know each other.’ It has been a year since Cayman International School moved out of their old cramped location into its spacious state-of-the-art facility at Camana Bay. In just one year, the student body has grown 25 percent with 290 students enrolled this fall and a waiting list for spaces in the younger year groups. More school sports now take place on campus with the addition of the new soccer field last December and the trees, plants and flowers have started to grow and fill out the courtyards which separate the classroom buildings. The upcoming year will see the school continuing to develop, with the completion of a 25 metre swimming pool, two tennis courts and two basketball courts. Work will also begin on a multi-purpose building that will double as a gymnasium, cafeteria and assembly hall. When not in use by the Cayman International School, the soccer pitch, pool and courts will be available for reservations by members of the community. ‘We always felt the academics were excellent at our old school, but the new campus has given us a facility that matches the quality of the learning taking place in our classrooms,” says Vice Principal Nimmi Sekhar. “The new facilities have given us space to grow and enhance our programmes in art, music, science and sports.’ Sandy Urquhart, Senior Vice President of Design and a Director at Dart Realty comments, ‘The construction and opening of a new school in the first phase of a multi-million dollar urban development is a rare move for a commercial project today. It is a throwback to an earlier time in the 18th and 19th centuries when building an academic institution was a source of civic pride.’ Careful thought was put into the campus design to not only enhance academics, but also give a sense of Cayman’s unique culture and tropical environment. The buildings are oriented to catch the north-easterly sea breezes and the covered walkways provide protection from rain and sun. The classrooms have large windows to take advantage of natural light and enable younger students to see the upper grades, which fosters a collegiate atmosphere and gives them insight into what they can look forward to in years to come. The science building has separate rooms for younger and older students to accommodate equipment appropriate for different age groups. A similar design was employed for both the music and art buildings. The courtyards between the classroom buildings are landscaped with plants and trees that withstand tropical wind, sun and salt and are well-suited for the different grades. The early development courtyard has a giant climbing tube for young children to crawl through. The primary courtyard has room to play ball, run around and congregate in groups. The high school’s courtyard has a small amphitheatre that can be used for outdoor lectures and encourages social interaction that appeals to older students. ‘There is not a great deal of signage because the way you find your way around the campus is intuitive,’ says Lawrence Kline, principal with the school’s architects Spillis Candela. ‘The administration building is the front door. The classrooms are the body and everything feeds off the covered walkways, which is the main street.’ Although the new campus has capacity for 500 students, Caskey says the school is in no rush to reach that number as it puts a premium on small class sizes of 15 to 17 students. This academic year marks another milestone for the school as it welcomes its first twelfth grade class and looks forward to its first high school graduation next summer. This year will also lay the ground work for the school’s most ambitious project yet – the introduction of International Baccalaureate. The International Baccalaureate is a vigorous education programme for 11 and 12 graders that prepares students for university. The two year programme is widely recognised and many universities in the US give IB students credit for the freshman year. ‘International Baccalaureate is one of the fastest growing educational systems in North America and the Caribbean,’ says Caskey. ‘It is also a major ongoing commitment. The design of the building pushes the limits of a typical federal building design. The building is composed of concrete with columns that lean to define the undulating façade. The building was designed to mitigate progressive collapse and blast pressures, which was coordinated with site security. The project is composed of two bars that are 70 feet wide each and are connected by a multilevel atrium, creating an interior courtyard. The width of the bars allow for an open floor plan, permitting daylighting to flood into the building. The project was designed for LEED Gold. The façade of the building is unique due to its integrated, custom-designed sunscreen panels, which are incorporated into a unitized window system. The windows are composed of fritted glass with radio frequency shielding. Thonton Tomasetti designed an above ground, 500-car parking garage and service bay area. The Innovation, Science and Technology (IST) Building provides spaces for interdisciplinary classrooms, laboratories, offices, meeting rooms and a large amphitheater. The two-story teaching facility features a prominent glass and steel cupola with an operable louver system, and a continuous pergola defined by 84 arched aluminum “leaves” that shade the upper level terraces and ground-level arcades around the perimeter of the building. The structure is supported on a shallow foundation system bearing on stone- column reinforced soils. The concrete frames are comprised of a series of exposed concrete articulated portal frames arranged in a radial fashion following the oval footprint of the project. A cast-in-place concrete ring beam supports the vaulted steel cupola and its louver system. The initial concept for the the louvers required two 250-foot-long movable arches to raise and lower the louvers. Working with the project team, the engineers developed an alternative design in which individual hydraulic pistons operate each of the 94 louvers. This allowed for a lighter, less- expensive support structure and minimized the need for custom parts. As one of the first buildings constructed on the site, the IST building helps establish the design scheme for all future structures within phase one of the campus master plan. It is now a multi-story mixed-use facility that includes 120,000 square feet of Class A office space, 38,500 square feet of retail space, and 719 public parking spaces. Kimley-Horn provided site civil services that included the successful resolution of complex drainage and grading issues in order to work with the existing curb conditions. The firm also provided landscape architecture, construction plans, and permitting. Kimley-Horn’s landscape architecture services included the temporary relocation and preservation of mature canopy trees and the planting design for seven levels of planters that wrap the entire garage. Working closely with the project architect we were successful in meeting the needs of the City, the developer, and the local community. Midtown Miami Miami, FL Located in the heart of Miami, this 56-acre brownfield site is the largest redevelopment project in the City of Miami. Kimley-Horn worked with the architectural design team to develop a truly urban mixed-use master plan that can support 1.2 million square feet of commercial development; 4,500 residential units; 15,000 square feet of office space; and parks. The design includes nearly 12,000 linear feet of urban streetscapes, a linear park system, an urban plaza, and a series of vest pocket parks. Kimley-Horn authored streetscape design guidelines for the project and prepared a Regional Activity Center (RAC) justification report to increase DRI thresholds.
