In 1995 the corporation registered as a primary contractor and continues to operate in this capacity today. Therefore, the corporation has been in the janitorial cleaning business for over 20 years b. Chi-Ada Corporation Management/Principals Chi-Ada Corporation has twenty years in the janitorial business. Today. the Corporation has 200 full time employees and 90 part time employees that perform Janitorial Services for over 7 million Sq. Ft. We are one of the five star Janitorial Services in Florida. Presently. we are servicing facilities throughout South Florida and Georgia ranging from Courthouses. Alcohol and Drug Recovery Clinics. It provides janitorial services to commercial and government facilities. The work is performed primarily under fixed- price contracts in the State of Florida. The lengths of the contracts vary but are typically more than one and half years long. Management uses estimates and assumptions in preparing these financial statements in accordance with generally accepted accounting principles. Those estimates and assumptions affect the reported amounts of assets and liabilities, the disclosure of contingent assets and liabilities, and the reported revenues and expenses. Actual results could vary from the estimates that were used. Revenue and Cost Recognition The company recognizes revenues from fixed-price construction contracts on the percentage-of- completion method, measured by the percentage of cost incurred to date to estimated total cost for each contract. That method is used because management considers total cost to be the best available measure of progress on the contracts. Because of inherent uncertainties in estimating costs, it is at least reasonably possible that the estimates used will change within the near term. Contract costs include all direct material and labor costs and those indirect costs related to contract performance, such as indirect labor, supplies, tools, repairs and depreciation. Selling, general and administrative costs are charged to expense as incurred. Provisions for estimated losses on uncompleted contracts are made in the period in which such losses are determined. Changes in job performance,job conditions and estimated profitability may result in revisions to cost and income, which are recognized in the period in which the revisions are determined. Changes in estimated job profitability resulting from job performance, job conditions, contract penalty provisions, claims, change orders and settlements, are accounted for as changes in estimates in the current period. The asset, "Cost and estimated earnings in excess of billings on uncompleted contracts," represents revenues recognized in excess of amounts billed. The liability, `Billings in excess of cost and estimated earnings on uncompleted contracts," represents billing in excess of revenues recognized. Contract receivables are written off when they are determined to be uncollectible. The allowance for doubtful accounts is estimated based on the Company's historical losses, the existing economic conditions in the construction industry, and the financial stability of its customers. There were no allowances for doubtful accounts in 2014. Depreciation Depreciation is provided principally on the straight-line method over the estimated useful lives of the assets, which are generally from three to five years. Fair Values of Financial Instruments The following methods and assumptions were used by Chi-Ada Corporation in estimating its fair value disclosures for financial instruments: cash and cash equivalents, accounts receivable, security and bid bond deposit, accounts payable, accrued expenses, payroll and taxes payable and current portion of long-term debt. The carrying amounts reported in the statement of financial position approximated fair values because of the short maturities of these instruments. Property and Equipment Purchased equipment is recorded at cost and donated equipment is recorded at fair value at the date of donation and depreciated using the straight-line method, over the estimated useful lives of the assets. Income Taxes The Company has elected to be taxed under the provisions of Subchapter S of the Internal Revenue Code effective January I, 1977. Therefore, the Company does not pay federal or state corporate income taxes on its taxable income. Instead, the sole stockholder is liable for individual federal and state income taxes on his respective share of the Company's taxable income. Accordingly, no provision for income taxes is included in the accompanying financial statements. Estimates The preparation of financial statements in conformity with accounting principles generally accepted in the United States of America requires management to make estimates and assumptions that affect certain reported amounts and disclosures. The loan does not carry a maturity date and there is no interest charged on the loan by shareholder. Concentration of Credit Risk CM-Ada Corporation maintains its cash account at a federally insured financial institution in Miami-Dade County; Florida. The balances, at times, may exceed federally insured limits. At December 31, 2014, the Company did not have cash on deposit, at a financial institution that exceeds the federal insured limit of$250,000. Approximately 99% of the company's revenue in 2014 is derived from government agencies in South Florida. 9 CHI-ADA CORPORATION NOTES TO FINANCIAL STATEMENTS FOR THE YEAR ENDED DECEMBER 31, 2014 Lease Commitments Chi-Ada Corporation is currently leasing from Michael Sasoni whose office is located at 5600 Oak-View Terrace, Hollywood, Fl 33312. The current lease is $1,959.83 per month. The lease was renewed on January 1St 2014 for two years. The total rental expense for fiscal year 2014 was $23,518. Total future minimum lease commitments are as follows: 2015 $24.276 On June 1, 2013, Chi-Ada Corporation entered in a Nineteen month lease with T.M.C. Commercial Center, Inc. The lease is a Nineteen month lease which commences from June 01, 2013, and on the first day of each month thereafter through December 31, 2014, the sum of $1,500 which includes rent and Florida sales tax, applicable property tax and insurance will be paid to the Lessor by Chi- Ada Corporation. Rent expense for 2014 was $18,000. Mortgage Note Payable The Company has a mortgage note on the office building that is located in Fort Worth, Texas with Wells Fargo Bank.
