RESOLUTION NO. 97-Z-3
A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF
SUNNY ISLES BEACH, FLORIDA, APPROVING AND RATIFYING
METROPOLITAN DADE COUNTY PLANNING, DEVELOPMENT
AND REGULATION'S SUBSTANTIAL COMPLIANCE
DETERMINATION FOR OCEAN ONE CONDOMINIUM.
WHEREAS, on June 16, 1997, the City of Sunny Isles Beach became incorporated~ and
WHEREAS, on August 7, 1997, the City of Sunny Isles Beach approved Resolution No. 97-1
requesting that Metropolitan Dade County Planning, Development and Regulation Department, the
Community Zoning Appeals Board, and the Board of County Commission refer final decision-
making on pending planning and zoning matters within the corporate limits of the City of Sunny
Isles Beach to Sunny Isles Beach Commission~ and
WHEREAS, in 1995, the owner of the property, Collins & 1 94th Associates, Ltd., received
approval from the Dade County Board of County Commissioners to develop Ocean One
Condominium, a 301 unit building located at 194th Street and Collins Avenue, Sunny Isles Beach,
Florida~ and
WHEREAS, prior to the incorporation of the City of Sunny Isles Beach, Collins & 194th
Associates, Ltd. submitted to Metropolitan Dade County's Department of Planning, Development
and Regulation modified site plans for Ocean One Condominium and asked the Metropolitan Dade
County's Department of Planning, Development and Regulation for a determination that the
modified site plans were in substantial compliance with the plans approved by the Dade County
Board of County Commissioners.
WHEREAS, Collins & 194th Associates, Ltd. 's modified site plan for Ocean One
Condominium significantly reduced the number of units from 301 to 241, called for fewer
stories in the center of the structure, shrunk the overall floor area ratio by close to ten percent,
and lowered the total paved area of the project; and
WHEREAS, pursuant to the applicable provisions of the Dade County Code, the final
Substantial Compliance Plans were approved on August 8, 1997 by the Metropolitan Dade
County's Department of Planning, Development and Regulation:
NOW THEREFORE, BE IT RESOLVED BY CITY COMMISSION OF THE CITY OF
SUNNY ISLES BEACH. FLORIDA, AS FOLLOWS:
Section 1.
The City Commission of the City of Sunny Isles Beach, Florida hereby
approves the Ocean One Condominium's Substantial Compliance Plans and ratifies the substantial
compliance determination granted by Metropolitan Dade County's Department of Planning,
Development and Regulation regarding the Ocean One Condominium on August 8, 1997.
Section 2.
Effective Date. This Resolution shall become effective upon adoption.
