A RESOLUTION OF THE CITY OF SUNNY ISLES BEACH,
FLORIDA, AUTHORIZING THE CITY MANAGER TO
EXECUTE A CONTRACT ATTACHED AS EXHIBIT "A" FOR
JANITORIAL SERVICE BETWEEN THE CITY OF SUNNY
ISLES BEACH AND S.E.S, INC; PROVIDING FOR AN
EFFECTIVE DATE.
WHEREAS, janitorial services for the Police Department has been deemed necessary; and
WHEREAS, the City Manager has negotiated a proposed contract with S.E.S. Inc, for these
services, attached herewith as Exhibit "A";
NOW THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY
OF SUNNY ISLES BEACH, FLORIDA, AS FOLLOWS:
Section 1. Approval of Contract The City Manager is authorized to execute the contract attached
as Exhibit "A" for janitorial services between the City of
Sunny Isles Beach and S.E.S., Inc. upon the terms and
conditions set forth in Exhibit "A" and made a part of this
Resolution.
Section 2. Effective Date: This Resolution shall become effectively immediately upon
adoption.

PROPOSED AGREEMENT
S.E.S., INC. will provide labor and insurance for daily repetitive maintenance five (5)
times per week at Sunny Isles Beach Police Station, 17070 Collins Avenue, Sunny Isles
Beach.
COST OF REGULAR SERVICE:
Charge will be $1,000. per month beginning December 1, 1999 up to and including
November 30, 2000. Charges will cover all services listed in the following Exhibit "A".
It is understood that Sunny Isles Beach City Hall shall not employ, engage or contract
with any employee of S.E.S., INC. for a period of one (1) year after the termination of
this contract.
This contract will be in effect as of the date written above, December 1, 1999.

CONTRACTOR SHALL PERFORM THE FOLLOWING SPECIFIC SERVICES IN
THE PREMISES AFOREMENTIONED;
GENERAL OFFICE AND COMMON AREA
DAILY:
1. Gather all wastepaper and place for disposal
2. Replace liners in wastebaskets as needed.
3. Dust all office furniture.
4. Keep interior glass partitions free of fingerprints.
5. Dust counters and desktops.
6. Dust all surfaces within reach.
7. Clean and polish all drinking fountains.
8. Sweep and/or dust mop, and damp mop all hard floor surfaces
(including kitchen floor).
9. Vacuum all carpeted areas.
10. Properly arrange furniture in office.
11. Leave on designated lights.
12. Check doors and lock upon completion of work.
13. Report any occurrence that may be out of the ordinary.
14. Report maintenance defects on log book.
WEEKLY:
1. High dust all horizontal surfaces to hand height, including partition glass sills,
ledges, moldings, shelves, picture frames and window sills.
2. Spot clean carpeted areas.
3. Remove fingerprints from light switches and doors.
4. Keep custodial closet clean and orderly.
5. Clean and sanitize telephones.
MONTHLY:
1. Clean and polish door kickplates and thresholds.
2. Dust all high partitions and ledges.
QUARTERLY:
1. Vacuum clean all overhead air vents.
2. Dust vertical and Venetian blinds.

CONTRACTOR SHALL PERFORM THE FOLLOWING SPECIFIC SERVICES IN
THE PREMISES AFOREMENTIONED;
RESTROOMS:
DAILY:
1. Clean and polish all stainless steel dispensers.
2. Empty, clean, polish -and disinfect all sanitary disposal receptacles.
3. Fill all dispensers utilizing stock or toilet paper, hand towels, hand soap,
sanitary napkins, waxed bags and liners.
4. Clean and sanitize all fixtures and fittings.
5. Clean and polish the mirror.
6. Clean and polish the vanity service.
7. Clean and sanitize all toilets, toilet seats, and leave toilet seats in the up position
8. Clean and sanitize the entire urinal, especially the underside.
9. Sweep and damp mop floor.
WEEKLY:
1. Spot wash walls, partitions and doors.
2. Dust partitions, hinges and brackets.
QUARTERLY:
1. Clean air vents and returns.
GLASS:
DAILY:
1. Wash and squeegee -clean all entrance door glass.
OUARTERLY:
1. Wash and squeegee -clean all interior partition glass.

RECOMMENDATION
It is recommended that the City Commission approve the attached resolution for the
provision ofjanitorial services for the Sunny Isles Beach Police Department, by S.E.S.,
Inc.
REASONS
The City Manager and the Police Chief have both opined that the requirements of the
Police Department may be better served by separating the janitorial contract for City Hall
and the Police Department.
