A RESOLUTION OF THE CITY COMMISSION OF THE
CITY OF SUNNY ISLES BEACH, FLORIDA, APPROVING
THE UNIFORM SIGN PLAN SUBMITTED BY LEROY
WIENER, PARTNER W-Z SUNNY ISLES FOR SHOPPING
PLAZAS LOCATED AT 215 - 255 SUNNY ISLES
BOULEVARD, ATTACHED HERETO AS EXHIBIT "A";
PROVIDING THE CITY MANAGER WITH THE
AUTHORITY TO DO ALL THINGS NECESSARY TO
EFFECTUATE THE TERMS OF THIS RESOLUTION;
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, on February 16, 2006, the City Commission adopted Ordinance No. 2006-
244, amending Article IX of the Land Development Regulations of the City of Sunny Isles
Beach relating to Sign Regulations; and
WHEREAS, Ordinance No. 2006-244 (commonly known as the Sign Code) established
a requirement for multi-tenant shopping centers to submit a uniform sign plan for the approval of
the City Commission; and
WHEREAS, under the Sign Code, all signs in multi-tenant plazas must be uniformed in
terms of illumination, material, fabrication, sign area, and in terms of color; and
WHEREAS, Leroy Wiener, Pminer W -Z Sunny Isles has submitted a uniform site plan
for shopping plazas located at 215, 223-5, 229, 231, 239 and 255 Sunny Isles Boulevard,
attached hereto as Exhibit "A", for City Commission approval; and
WHEREAS, the Planning and Zoning staff has reviewed the plans submitted and finds
that the plans are in compliance with the Sign Code, specifically Section 265-58(1).
NOW THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF SUNNY ISLES BEACH, FLORIDA, AS FOLLOWS:
Section 1. Approval of Uniform Sign Plan. The Uniform Sign Plan submitted by Leroy
Wiener, Partner W-Z Sunny Isles for shopping plazas located at 215,223-5,229,231,239 and
255 Sunny Isles Boulevard, attached hereto as Exhibit "A", be, and the same, is hereby
approved.
Section 2. Authorization of City Manager. The City Manager is hereby authorized to do all
things necessary to effectuate the terms of this Resolution.
Section 3.
Effective Date. This Resolution will be become effective upon adoption.
PASSED and ADOPTED this 6th day of July 2006.

RE: Leroy Wiener, Partner W-Z Sunny Isles-Uniform Sign Plan
RECOMMENDATION
This Resolution is presented for your consideration and approval.
REASONS
Pursuant to Ordinance No. 2006-244 (commonly known as the Sign Code), adopted on February
16, 2006, multi-tenant shopping centers are required to submit a uniform sign plan for the
approval of the City Commission, Under the Sign Code, all signs in multi-tenant plazas must be
uniformed in terms of illumination, material, fabrication and sign area. Additionally, the signs
must be uniformed in terms of color. Leroy Wiener, Partner W-Z Sunny Isles ("Applicant") has
submitted the attached uniform sign plans for the following shopping plazas:
(1) 215 Sunny Isles Boulevard
(2) 223-5 Sunny Isles Boulevard
(3) 229 Sunny Isles Boulevard
(4) 231 Sunny Isles Boulevard
(5) 239 Sunny Isles Boulevard
(6) 255 Sunny Isles Boulevard
Staff has reviewed the plans submitted and finds that the plans are in compliance with the Sign
Code, Specifically, the plans are in compliance with requirements section 265-58(1) of the City
Code, Approval by the City Commission is required when the sign plan is in compliance with
the Code,

J, Unifonn sign plan. All signs in multitenant projects shall be subject to a uniform sign
plan and shall comply with the following: [Added 2-16-2006 by Ord. No. 2006-244]
"
(I) All signs mounted to a building shall be uniform in terms of illumination, material
fabrication and sign area, '
(2) All lettering on signs shall be comprised of not more than one font style, except
for registered trade or service marks. Logos shall comprise no more than 10% of
text area.
(3) The sign plan shall be limited to no more than one color that is consistent with the
surrounding architectural standards.
(4) Maximum number: one per storefront. Comer or through stores shall comply with
~ 265-56A and B.
(5) Maximum area: The requirement set forth in S 26S-56B(3) shall apply,
(6) Text shall be limited to business' trade name or franchise name and may include
main product or service or alternative language text in English if sign is in a
foreign language.
(7) Box signs: permitted only on awnings and must be flush with the awning.
(8) Sign plan shall be approved by the City Commission.

No sign, except for those signs that do not require a permit, shall be painted, constructed,
erected, remodeled, relocated, or expanded until a sign permit for such sign has been obtained
in accordance with the provisions of this chapter, Said permits shall be issued only after a
determination has been made of full compliance with all conditions of this chapter. No person
shall install, relocate, alter or cause to be installed. relocated or altered any sign, other than
temporary signs, unless the person is properly licensed to install, relocate, or alter signs in
Miami-Dade County. It shall be unlawful for any person to knowingly construct or cause to
be constructed a sign contrary to the regulations of this chapter.
A. Permit applications, Applications for pennits required by this chapter shall be filed with
the City Manager or designee and shall contain, at a minimum, the following
information:

(I) Name and address of owner of proposed sign and/or authorized agent.
(2) Type of sign or sign structure with all relevant dimensions.
(3) Location and legal description of premises upon which sign is to be located.
(4) A plan or design of the sign. to scale, showing the square foot sign area and sign
height of the sign as well as the sign face, height of letters, colors, materials,
lighting, equipment. if any. and its position relative to the building and/or property
line.

Resolutions No. 2006-940 and 2006-941 Approving Uniform Sign Plans
At the Special meeting of July 6, 2006, the City Commission adopted Resolution No. 2006-940,
approving the Uniform Sign Plan submitted by Leroy Wiener, Partner W-Z Sunny Isles for
Shopping Plazas located at 215 - 255 Sunny Isles Boulevard; and Resolution No. 2006-941,
approving the Uniform Sign Plan submitted by RK Associates for Shopping Plazas located at
168 - 180 Streets and Collins Avenue. Attached is a copy of each Resolution for your handling.
