RESOLUTION NO. 2010- I 613
A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF
SUNNY ISLES BEACH, FLORIDA, ACCEPTING THE FINAL REPLA T
FOR SUNNY ISLES BEACH GOVERNMENT CENTER PROPERTIES;
AUTHORIZING THE CITY MANAGER TO DO ALL THINGS
NECESSARY TO EFFECTUATE THIS RESOLUTION; PROVIDING
FOR AN EFFECTIVE DATE.
WHEREAS, the property lines of the Sunny Isles Beach Government Center includes City
Hall, Tony Roma's, and the Alamo properties; and
WHEREAS, on February 19, 2009 via Resolution 2009-1385, the City Commission
approved an agreement with Fortin, Leavy, Skiles, Inc. to provide platting services for the
Government Center in order to subdivide the Government Center parcel into separate parcels,
and
WHEREAS, Fortin, Leavy, Skiles, Inc. has completed the Plat for Government Center and
submitted it to the Miami-Dade County Plat Committee; and
WHEREAS, the Miami-Dade County Plat Committee has approved the plat submitted by
the City of Sunny Isles Beach; and
WHEREAS, staff now presents to this Commission, in accordance with Chapter 28 of the
Code of Miami-Dade County, a final replat of certain lands lying in the City of Sunny Isles
Beach, said Subdivision Plat entitled Subdivision Plat S.LB. Government Center, with a legal
description: A portion of Parcell, Replat of Tract "A", SUNNY ISLES SHORES, Section "A",
according to the Plat thereof, recorded in Plat Book 64, at Page 74, of the Public Records of
Dade County, Florida, being more particularly described in Exhibit "A", attached hereto; and
WHEREAS, it appears that all requirements of the law concerning said plat insofar as
the authority of this Commission is concerned, have been complied with.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF SUNNY ISLES BEACH, FLORIDA, AS FOLLOWS:
Section 1. Final Plat Approved. This final replat of Sunny Isles Beach Government Center is
hereby approved. A dedication of streets, alleys and other rights-of-way however designated or
depicted on said plat is hereby accepted; that said right-of-way to be relocated is hereby so
relocated; that plat restrictions as may be listed on the plat are approved and are to be enforced;
that the approval of the plat is not a waiver of any zoning regulations and that this approval is
conditioned upon proper execution of all documents required by the City Attorney's office.
Section 2. Effective Date. This Resolution shall become effective upon adoption.
PASSED and ADOPTED this 21 Sl day of January 2010.

DESCRIPTION OF PREMISES
A portion of Parcel 1, Replat of Tract "A", SUNNY ISLES SHORES, Section "A", according to
the Plat thereof, recorded in Plat Book 64, at Page 74, of the Public Records of Dade County,
Florida, being more particularly described as follows:
Commence at the NE corner of Parcel 1 of Replat of Tract "A", SUNNY ISLES
SHORES, Section "A", Plat Book 64, at Page 74, of the Public Records of Dade
County, Florida; thence run S 6 06' 20" W along the East line of said Parcell for a
distance of 250.00 feet to the Point of Beginning of the tract of land herein
described; thence continue S 6 06' 20" W along the said East line of Parcell for a
distance of299.145 feet; thence run due West along a line parallel with and 200.00
feet Northerly of the Southerly line of said Parcel 1 as measured along the East line
of said Parcell, for a distance of 250.00 feet; thence run N 6 06' 20" E along a line
parallel to said East line of Parcel 1 for a distance of 60.00 feet; thence run due
West along a line parallel with and 260.00 feet Northerly of the South line of said
Parcell, as measured along the said East line of Parcel 1 for a distance of 200.00
feet to a point on the West line of said Parcell; thence N 6 06' 20" E along said
West line of Parcel I for a distance of 239.145 feet; thence run due East for a
distance of 450.00 feet to the Point of Beginning.

Final Plat for Sunny Isles Beach Government Center
RECOMMENDATION:
The attached Resolution is presented to the City Commission for their approval.
REASONS:
The property for the Government Center together with the other City-owned property to
the North (the Alamo) is being re-platted. The purpose for the re-plat is to create a
seperate parcel for Tony Romas and the Alamo areas that are currently being leased from
the City. This will allow the areas that are currently used for the government purpose to
receive property tax exemption from Miami-Dade County.
Approval of this Resolution is needed to have the plat approved by Miami-Dade County
and to have it recorded.
