DESIGN/BUILD AN UPSCALE LIFESTYLE CENTER CONSISTING OF A PARK,
PARKING GARAGE, AND AN AQUARIUM AND HIGH END RETAIL SHOPS

To All Bidders:
Bidders for the above-referenced project shall take note of the following changes,
additions, deletions, clarifications, etc. to the Plans and Specifications, which in
accordance with the Contract Documents shall become a part of and have precedence
over anything shown or described otherwise.
Please see the following answers to Requests for Information by potential bidders:
1. How is the developer expected to obtain repayment of his self financing of the
Aquatic Entertainment Complex?
The proposer is expected to finance the facility on the land lease area by
operating the aquatic facility.
2. Will a different ground lease agreement be considered by the City of Sunny Isles
Beach?
No other land lease options are being considered at this time.
3. Do Sub-contractors interested in doing "construction only" have to attend this
meeting?
Subs do not need to attend, only the firm awarded the contract as a general.
4. Will a listing of attendees or firms interested in proposing be made public or
available to everyone?
Yes, on www.demandstar.com
5. Is a "99-Year Ground Lease" a requirement of the RFP or can we submit a
proposal only for "Design/Build"?
The ground lease is a requirement.
6. Will the successful development team deliver the entire project including the
garage, or will the City or the developer identify a separate team for design and
construction of the parking garage component?
The entire project (everything) is to be designed and constructed by one single
contractor.
