We find that teaming in true partnership with all of the disciplines is necessary to accomplish good communication and drive for the project to succeed. We understand the unique requirements of managing and executing multiple design contracts. This contract will be staffed by management and technical leaders with extensive experience and knowledge of Standards and codes. With sufficient depth of resources through our electronically connected offices, we collaborate effectively and perform seamlessly on multiple designs concurrently to successfully meet budget and schedule requirements. Project Manager. As indicated on the organizational chart, Michael Ritus will serve as the project manager, coordinating all disciplines and acting as the single point-of contact with the City of Sunny Isles. He provides a strong track record of leadership and quality control. In the role of senior project manager, Mr. Ritus will be responsible for: · Working closely with task managers to identify the most appropriate technical and subconsultants resources for each task. · Cost and scope proposals for each project. · Development and issuance of internal project management plan. · Direct coordination with the Lauderhill Housing Authority and its team for task order planning and execution. · Supervision and coordination of the efforts of all job captains and subconsultants to produce required project documents. · Continuous coordination of work requirements, project reviews, presentations, schedules, performance, and cost management issues. · Timely documentation and communication of all discussions and decisions affecting the work. · Quality control of the process and deliverables. Managing the review of contractor's submittals and responses to Requests for Information Throughout the project and during the Contract Administration phase (CA) Michael Ritus will be the point of contact and owner's representative, all submittals and shop drawings as well as Requests for Information (RFI) are routed through Michael. The Borges team reviews the submitted documentation for general conformance with the design concept of the project and general compliance with the information given in the contract documents; our team keeps a detailed log for Shop Drawings and submittals as well as for RFI for tracking and identification purposes. Quality Control Process A significant indicator of Borges + Associates Team's past performance is our excellent record of cost control on contracts. Our past performance with respect to cost control, schedule, and quality is demonstrated in part by our frequent and consistent history of repeat performance for projects for regional and national clients. We believe that consuttant teams with the right mix of expertise produce results that save clients money in construction costs, change orders, and maintenance. To support successful delivery of quality projects on time and within budget, our team requires project team members to comply with the quality assurance/quality control (QAlQC) procedures provided in our Quality Control and Assurance Plan (QCAP). Project managers are required to implement appropriate QC procedures, commensurate with the size, complexity, intricacy, and special conditions of each project. On a periodic basis, a corporate-level audit is conducted on major projects to confirm compliance with QCAP. The scope of which includes the demolition and removal of elements to create new openings to the existing building for three new entrance gates to receive the new passenger boarding bridge link to NCL's largest cruise liner, Our design intervention had to be sensitive to the history of four subsequent additions and alterations over the last 30 years to meet the shipping and growth demands of South Florida's community. $919,000 Construction Budget A thorough investigation of the existing fabric and engineering systems was conducted by the team to arrive at design solutions that would make careful incisions to the existing fabric without violating existing warrantees or set off triggers from the building code to install new and complete building systems in the area of work. The secondary support for the entrance gate and door was designed to be a standalone system behind the existing window system. New steel supports and building system for the North gate opening was designed to behave in the same manner as the existing while complying with new code requirements. Redundant ducts and HVAC systems where retained, painted, capped (to avoid opening existing roof penetrations) and concealed with a new egg crate ceiling system, creating a pleasant and free flowing open space below. A concise and coordinated set of construction documents was assembled to limit RFl's and code comments in order to meet the projects deadline, in time to receive NCL's new and largest cruise liner by July 2010.
